1981-072AN ORDINANCE AMENDING THE ZONING MAP OF THF CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 6q-l, AND AS SAID MAP APPLIES TO APPROXIMATELY 64 ACRE TRACT OF LAND, MORE OR LESS, IN THE CITY OF DENTON, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use Designation of the following described property, to-wit WHEREAS, H~ve Inc is the record owner of Lot 7, Block A, Grant Estates as shown by Plat recorded in Volume 1S, Page S, Plat Records of Denton County, Texas, and Lot 4, Block A of the Replat of the W W Wright Addition as shown by Plat recorded ~n Volume 408, Page 607, Deed Records of Denton County, Texas, all within the limits of the City and County of Denton, Texas, said tract being further described herein by metes and bounds as follows BEGINNING for the northwest corner of the tract being described herein at the northwest corner of said Lot 5, Block A, Grant Estates, THENCE north 89° 44' 10" east 259 1 feet to an iron pin set at the northeast corner of said Lot 4, Block A, W W Wright Addition, THENCE south 000 26' east 140 4 feet to cut in concrete at the intersection of north line of Broadway Street with the west l~ne of Malone Street, THENCE south 89° 59' 28" west 259 9 feet along Broadway Street to the southwest corner of sa~d Lot 5, Block A, Grant Estates, THENCE north 000 02' 50" west 159 2 feet to the point of beginning is hereby changed from Single-Family "SF-7" District ClasslflCatlon Use to Planned Development "PD-32" (development of duplex (2-F) units) District ClassifIcation and Use under the Comprehensive Zoning Ordinance of the City of Denton, Texas sub3ect to the following conditions and restrictions, to-wit 1 The duplexes (2-F) shall be sold ~ndlv~dually, 2 Access will be from Malone Street, no curb cuts will be permitted on Broadway Street, 5 A six (6') foot solid wood fence shall be erected along the rear (northern) boundary line of this tract before any building permits are issued 4 The structures shall be consistent w~th existing ~n the area Z-1SOO-GRANT JACOBSON The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the C~ty of Denton, Texas under Ordinance No 6q-1, be, and the same xs hereby amended to show such change in D~strlct Classxf~catlon and Use SECTION II That the C~ty Council of the C~ty of Denton, Texas hereby fxnds that such change is in accordance w~tb a comprehensive plan for the purpose of promotxng the general welfare of the Cxty of Denton, Texas, and wxth reasonable consideration, among other thxngs for the character of the dxstrxct and for Its peculxar suxtab~lxty or particular uses, and wxth a wew to conserwng the value of the buildings, protecting human lxves, and encouragxng the most approprCate uses of land for the maximum benefxt to the C~ty of Denton, Texas, and ~ts c~txzens SECTION III That this ordinance shall be in full force and effect ~mmedlately after its passage and approval, the required public hearxngs hawng heretofore been held by the Plannxng and Zoning Commission and the City Counc¢l of the Cxty of Denton, Texas, after g~vlng due notice thereof]~1~~ ~~ PASSED AND APPROVED th~s the ~_L_~day of A D lq81 ATTEST APPROVED AS TO LEGAL FORM C J TAYLOR, JR , CITY ATTORNEY CITY OF DENTON, TEXAS Z~IS00-GRANT JACOBSON l 0 ~ ~ r c M~LONC STREET /
