TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 4 1 ACRES OF LAND,
MORE OR LESS, OUT OF THE B B B ~ C R R COMPANY SURVEY,
ABSTRACT NO 186 IN THE CITY OF DENTON, AND MORE PARTICULARLY
DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use Designation of the
following described property, to-wit
Ail that certain acre tract or parcel of land situated in the
B B B ~ C R R Company Survey, Abstract No 186, Denton
County, Texas, said tract being part of a tract shown by deed
to Universal Development Corporation, Inc and recorded in
Volume 879, Page 920 of the Deed Records of Denton County,
Texas and being more particularly described as follows
BEGINNING for the southwest corner of the tract being described
herein at the southwest corner of said Universal Development
Corporation, Inc Tract,
THENCE north 01o 20' 29" west a distance of 520 0S feet to an
iron pin in the south right-of-way of Windsor Drive,
THENCE north 87° $1' 54" east with said road a distance of
84 43 feet to an iron pin,
THENCE around a curve to the left with said road the chord of
said curve bears north 810 Sl' 57" east a distance of 207 26
feet a distance of 207 64 feet to an Iron pin,
THENCE north 7S° 52' 00" east with said right-of-way a
distance of 474 19 feet to a point,
THENCE south 52° S0' west 684 64 feet to a point,
THENCE south 02o S6' 12" west 253 S1 feet to a point in south
line of said Universal Tract,
THENCE south 89o 10' 59" west 182 0 feet to the point of
beginning and containing 4 1 acres of land, more or less
is hereby changed from Planned Development "PD-?S" and
Single-Family "SF-7" District Classification Use to Planned
Development "PD-2SA" (for one family attached development)
District Classification and Use under the Comprehensive Zoning
Ordinance of the City of Denton, Texas sub3ect to the following
conditions and restrictions, to-wit
1 Density shall be limited to a maximum of 35 one
family attached units,
2 A six (6') foot solid masonry fence shall be
constructed along the southern boundary of this
tract before any building permits are issued

The Zoning Map of the C~ty of Denton, Texas, adopted the 14th
day of January, 1969, as an Appendix to the Code of OrdCnances
of the City of Denton, Texas under Ordinance No 69-1, be, and
the same is hereby amended to show such change ~n D~str~ct
Classification and Use
SECTION II
That the C~ty Council of the C~ty of Denton, Texas hereby
f~nds that such change ~s ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and w~th reasonable consideration, among
other th~ngs for the character of the d~str~ct and for ~ts
pecuhar suitability or particular uses, and w~th a wew to
conserwng the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts cCt~zens
SECTION III
That th~s ordinance shall be ~n full force and effect
~mmed~ately after its passage and approval, the reqmred public
hearings hawng heretofore been held by the Planning and ZonCng
Commission and the C~ty Council of the C~ty of Denton, Texas,
after g~wng due not~ce thereof
