AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPEND IX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 60-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 2 8738 ACRES OF LAND,
MORE OR LESS, OUT OF THE B B B ~ C R R SURVEY, ABSTRACT NO
141, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following described property, to-w~t
Ail that certain lot, tract, or parcel of land lying and being
situated ~n the C~ty and County of Denton, State of Texas, and
being part of the B B B § C R R Survey, Abstract No 141 and
also being part of a tract of land as conveyed from J E Corb~n
and wife, Johnn~e J Corb~n to Roy A Cunnlngham by deed dated
February 24, 1956, as shown of record ~n the Deed Records of
Denton County, Texas, and more particularly described as follows
BEGINNING at a point on the south boundary l~ne of sa~d
Cunn~ngham Tract, sa~d point lying west 317 S feet from the
southeast corner of sa~d tract and the west r~ght of way l~ne of
Interstate Highway 35, sa~d point also being the ex~st~ng City
L~m~ts boundary hne as established by Ordinance No 69-40,
THENCE north 0° 44' west along the ex~st~ng c~ty l~m~ts a
d~stance of 252 6 feet to a point for a corner on the north
boundary line of sa~d Cunn~ngham Tract,
THENCE south 89o 30' east along the north boundary l~ne of
sa~d tract passing at 317 S feet the northeast corner of sa~d
tract and the west r~ght of way l~ne of Interstate H~ghway ~S
and contlnmng a total d~stance of S00 feet to a point for a
corner on the centerl~ne of Interstate H~ghway 55,
THENCE south 0o 44' east along sa~d Interstate H~ghway 55
centerl~ne a distance of 248 24 feet to a point for a corner,
THENCE west passing at 182 S feet the west r~ght of way l~ne of
Interstate H~ghway 35 and the southeast corner of said tract,
contlnmng a total d~stance of ~00 0 feet to the place of
beginning and containing 2 8738 acres of land, more or less
~s hereby changed from Agricultural "A" D~str~ct Classification
Use to Commercial "C" D~str~ct Classification and Use under the
Comprehensive Zoning Ordinance of the C~ty of Denton, Texas
The Zoning Map of the City of Denton, Texas, adopted the 14th
day of January, 1969, as an Appendix to the Code of Ordinances
of the C~ty of Denton, Texas under Ordinance No 69-1, be, and
the same is hereby amended to show such change ~n Dlstr~ct
Classification and Use
SECTION II
That the C~ty Council of the C~ty of Denton, Texas hereby
f~nds that such change is ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and w~th reasonable consideration, among
other th~ngs for the character of the d~str~ct and for ~ts
peculiar sultab~lxty or particular uses, and w~th a wew to

conserwng the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts c~t~zens
SECTION III
That th~s ordinance shall be ~n full force and effect
~mmed~ately after ~ts passage and approval, the reqmred public
hearings hawng heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas,
after g~wng due not~ce thereof .~
