AS SAME MAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO APPROXIMATELY 1 85 ACRES OF LAND, MORE OR LESS, OUT OF
THE S C HIRAMS SURVEY, ABSTRACT NO 616, IN THE CITY OF DENTON,
AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE
DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the following
described property, to-w~t
TRACT ONE Ail that certain lot, tract, or parcel of land lying
and being situated ~n the C~ty and County of Denton, State of
Texas, and being part of the S C H~rams Survey, Abstract No 616
and being a tract of land as conveyed from Lucy K~mbrell and
husband J ~ K~mbrell to the C~ty of Denton by deed dated May 19,
1955 and recorded in Volume 589, Page 587 of the Deed Records of
Denton County, Texas, and more particularly described as follows
BEGINNING at a the northwest corner of sa~d tract, sa~d point of
beginning lying in the east boundary hne of sa~d H~ram Survey and
also lying ~n the south boundary l~ne of an 80 foot r~ght of way
owned by Texas Power and L~ght Company,
THENCE w~st along the north boundary l~ne of said tract, same
being the south boundary l~ne of sa~d 80 foot r~ght of way a

Classification Use to Planned Development "PD" (for one family
attached development) D~str~ct Classification and Use under the
Comprehensive Zoning Ordinance of the C~ty of Denton, Texas
subject to the following conditions and restrictions, to-w~t
1 A s~x (6) foot sol~d wooden fence shall be built as
~nd~cated on th s~te plan, and maintained by the
property owners,
2 Shields shall be placed on vapor l~ghts to prevent
shining ~nto windows o£ the Knlatt property,
5 No w~ndows on the south s~de of the un,ts nearest the
Kn~att property shall be permitted,
4 Ail trees on the s~te which can reasonably be
preserved shall be preserved,
5 Prior to development of the "future expansion"
~nd~cated on the s~te plan, an alternate access must
be prowded for, the additional access shall be paved
w~th asphalt or concrete,
6 One detached name plate type s~gn shall be permitted,
7 Any other reqmrements not addresed ~n the s~te plan
or conditions shall conform to the requirements of
the zoning ordinance
The Zoning Map of the C~ty of Denton, Texas, adopted the 14th
day of January, 1969, as an Appendix to the Code of Ordinances of
the C~tM of Denton, Texas under Ordinance No 69-1, be, and the
same ~s hereby amended to show such change ~n D~str~ct

SECTION II
That the City Council of the C~ty of Denton, Texas hereby
f~nds that such change ~s ~n accordance w~th a comprehensive plan
for the purpose of promoting the general welfare of the C~ty of
Denton, Texas, and with reasonable consideration, among other
th~ngs for the character of the d~strlct and for ~ts peculiar
suitability or particular uses, and w~th a wew to conserving the
value of the buildings, protecting human l~ves, and encouraging
the most appropriate uses of land for the maximum benefit to the
City of Denton, Texas, and its citizens
SECTION III
That this ordinance shall be ~n full force and effect
~mmed~ately after ~ts passage and approval, the required public
hearings hawng heretofore been held by the Planning and Zoning
Commission and the City Council of the C~ty of Denton, Texas,
