TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 1 95 ACRES OF LAND,
MORE OR LESS, OUT OF THE FRANCIS BATSON SURVEY, ABSTRACT NO
43, IN THE CITY OF DENTON, AND MORE PARTICULARLY DESCRIBED
HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following descrIbed property, to-w~t
All that certain lot, tract, or parcel of land lying and being
situated in the Francis Batson Survey, Abstract No 45, being
part of a 1 8S7 acre tract conveyed to J Newton Rayzor by L
W Sharer, et al and recorded in Volume ~00, Page 418 of the
Deed Records of Denton County, Texas, and being a part of a
tract of land deeded to J Newton Rayzor by Frank N Hall, et
ux, and recorded in Volume 432, Page 646, of the said Deed
Records, and being more particularly described as follows
BEGINNING at a point in the north right of way l~ne of U S
Highway 580, [Old Highway 24) at the southwest corner of Lot 1
of the Sandy Addition, an addition to the City of Denton as
recorded in Volume 15, Page 47 of the Plat Records of Denton
County, Texas,
THENCE north with the west line of said Lot 1 of the Sandy
Addition a distance of 250 feet to a point for a corner,
THENCE west parallel with the north l~ne of sa~d U S H~ghway
580 a dlstanc eof 540 feet to a point for a corner,
THENCE south parallel with the west l~ne of said Lot 1 of the
Sandy Addition a distance of 2S0 feet to a point for a corner
in the north r~ght of way line of sa~d U S Highway 580,
THENCE east with sald~{lghway 580 right of way a distance of
540 feet to the place o~ beginn~ng and contaIning 1 9g acres of
land, more or less
is hereby changed from the Agricultural "A" D~strlct Classifi-
cation Use to General Retail "GR" Dlstr~ct Classification and
Use under the Comprehensive Zoning Ordinance of the C~ty of
Denton, Texas
The Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas under Ordinance No
69-1, be, and the same is hereby amended to show such change ~n
D~strlct ClassifIcation and Use
SECTION II
That the City Council of the C~ty of Denton, Texas hereby
finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among

other th~ngs for the character of the d~str~ct and for ~ts
peculiar suitability or particular uses, and w~th a wew to
conserwng the value of the bu~ldxngs, protectxng human l~ves,
and encouraging the most appropriate uses of land for the
maxmum benefit to the C~ty of Denton, Texas, and ~ts c~t~zens
SECTION III
That th~s ordinance shall be ~n full force and effect
~mmed,ately after ~ts passage and approval, the reqmred public
hearings hawng heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas,
after g~wng due not~ce thereof
