AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OP DENTON, TEXAS, BY ORDINANCE NO
AND AS SAID MAP APPLIES TO APPROXIMATELY 7,799 S9 SQUARE FEET
OF LAND, OR 0 179 ACRE OF LAND, MORE OR LESS, OUT OF THE
WILLIAM LOVING SURVEY, ABSTRACT NO 759, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
The Zoning Classification and Use designation of the
following described property, to-w~t
Ail that certain lot, tract, or parcel of land s~tuated ~n the
C~ty and County of Denton, State of Texas, and being part of
the Wlll~am Lowng Survey, Abstract No 7S9, and being part of
two tracts, hereinafter referred to as Tract I and Tract II,
Tract I being described in a deed to the C~ty of Denton from
Blanche Bell, dated October 29, 1969, and recorded ~n Volume
598, Page 27, Deed Records, and Tract II described ~n a deed to
the C~ty of Denton from L~ll~e Alma Bruce, dated August 19,
1969, recorded ~n Volume S90, Page 108, Deed Records of Denton
County, and being more particularly described as follows
BEGINNING at the southeast corner of sa~d Tract I, sa~d point
of beginning lying ~n the north r~ght of way l~ne of Prairie
Street,
THENCE west along south boundary hne of Tract I, same being
the north right of way of Prairie Street a d~stance of 61 feet
to a point for a corner on the east l~ne of Carroll Boulevard,
THENCE north 0o 02' 44" east passing at S6 01 feet the north
boundary l~ne of said Tract I, same being the south boundary
l~ne of sa~d Tract II, and continuing north 0° 02' 44" east a
total distance of 1S1 0S feet to a point for a corner ~n the
north boundary hne of sa~d Tract II,
THENCE north 89° SS' S4" east w~th north l~ne of sa~d Tract
II a d~stance of S8 feet to a point for a corner, using the
northeast corner of sa~d Tract II,
THENCE south 1° 21' 22" east w~th east l~ne of sa~d Tract II
gassing at 75 0 feet the southeast corner of said Tract II same
e~ng the northeast corner of sa~d Tract I, and continuing
south along the east boundary l~ne of sa~d tract I, a total
d~stance of 131 18 feet to the place of beginning and
containing ~n all 7,799 59 square feet of land, or 0 179 acre
of land, more or less, portion of sub3ect property being a part
of what ~s known as Lot 4, Block A of the Daws g Smith
Addition to the C~ty of Denton, as shown by Plat thereof
recorded ~n Volume 142, Page 253, Deed Records, Denton County,
Texas, being same property as described ~n Warranty Deed dated
October 19, 1979 under Clerk's F~le No 3~319, Volume 982, Page
587, Deed Records, Denton County, Texas,

Use to Office "0" D~str~ct Classification and Use under the
Comprehensive Zoning Ordinance of the C~ty of Denton, Texas
The Zoning Map of the C*ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Z-1480 - Dale Irwin
Ordinances of the C~ty of Denton, Texas under Ordinance No
69-1, be, and the same is hereby amended to show such change in
Dlstr~ct Classification and Use
SECTION II
That the City Council of the City of Denton, Texas hereby
f~nds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable consideration, among
other things for the character of the d~strlct and for ~ts
peculiar suitability or particular uses, and with a wew to
conservzng the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, Texas, and its citizens
SECTION III
That this ordznance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after gxwng due notice thereof
