1981-006 NO ~[ -O(~ AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY 1 4491 ACRES OF LAND, AND MORE PARTICULARLY DESCRIBED HEREIN; AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I The Zoning Classification and Use designation of the following described property, to-wit Ail that certain lot, tract or parcel of land situated in the Alexander Hill Survey, Abstract No 623, Denton County, Texas, being a part of a certain (called) 2 989 acre tract deeded by H M Pltner and W C Herring to 0 J Honaker on the 13th day of October, 1969 recorded in Volume 593, Deed Records of said County, and being more fully described as follows BEGINNING at the southwest corner of said 2 389 acre tract at a steel pin at a fence corner post on the north boundary line of Llndsey Street, THENCE north 3° 04' west with a fence a distance of 308 3 feet to a steel pin at a fence corner post, THENCE north 86° 43' east with a fence a distance of 206 3 feet to a steel pin at the northwest corner of a lot owned by M W Pippin, THENCE south 3° 17' east a distance of 100 00 feet to a steel pin at the southwest corner of said Pippin Lot, THENCE south 3° 17' east a distance of 201 96 feet to a steel pin on the north boundary line of Lindsey Street, THENCE south 84° 58' west with the north boundary line of Llndsey Street a distance of 207 56 feet to the point of beginning and containing 1 4491 acres of land is hereby changed from Single-Family "SF-7" District Classification Use to Planned Development "PD" District Classification and Use under the Comprehensive Zoning Ordinance of the City of Denton, Texas The Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas under Ordinance No 69-1, be, and the same is hereby amended to show such change in District Classification and Use SECTIQN II That the City Council of the City of Denton, Texas hereby finds that such change is in accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among other things for the character of the district and for its peculiar suitability or particular uses, and with a view to conserving the value of the buildings,, protecting human lives, and encouraging the most appropriate uses of land for the maximum benefit to the City of Denton, Texas, and its citizens Z-1474-J A MILLER SECTION III That this ordlnance shall be in full force and effect immediately after 1ts passage and approval, the required publlc hearings having heretofore been held by the Planning and Zoning Commission and the City Council of the City of Denton, Texas, after giving due notlce thereof PASSED AND APPROVED this the ~O~ day of ~'A~uaAq , A D CITY OF D~NTON, TEXAS CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM C J TAYLOR, JR , CITY ATTORNEY CITY OF DENTON, TEXAS Z-1474-J A MILLER
