AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENrON,
TEXAS, AS SAME NAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF rHE CITY OF DENTON, TEXAS, BY ORDINANLE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 5 956 ACRES OF LAND,
MORE OR LESS, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF TIlE
CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, tEXAS, HEREBY ORDAINS
SECTION I
That the Zonxng Map of the C~ty of Denton, Texas, adopted
the 14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas, under provisions of
Ordinance No 69-1, be, and the same ~s hereby amended as
follows
All the hereinafter described property is hereby removed from
the General Retail "GR" District as shown on said Zoning Map,
and all provisions of Ordinance No 69-1, adopted the 14th day
of January, 1969, as amended, shall hereafter apply to said
property as Multi-Family Restricted "MF-R" District in the same
manner as other property located in the Multl-Famtly Restricted
"MF-R" District and more particularly described as follows,
Ail that certain lot, tract or parcel of land lying and being
situated in the City and County of Denton and being a S 956 acre
tract of land s~tuated in Block A, First Section, Towne North
Addition, City of Denton, County of Denton, Texas as shown by
plat as recorded in Volume 2, Page 159 of the Plat Records of
Denton County, Texas, said tract being further described herein
by metes and bounds as follows
BEGINNING for the southwest corner of the tract being described
here~n, at an ~ron pin set in the north llne of Hercules Lane
that lies north 89° 25' 10" east 13S 0 feet from the south-
west corner of sa~d Block A, Towne North Addition,
THENCE north 0° 03' 10" west 574 8 feet with the east l~ne of
15 foot wxde alley to an xron pin set in the ground,
THENCE north 43° 54' 10" east 21 6 feet to a steel rod set in
the ground,
THENCE northeasterly S26 63 feet w~th arc of curve to the left
whose radius is 1395 0 feet, chord bearing north 77° 08' east
525 S feet to an ~ron pin set in the ground,
THENCE south 89o 23' east 38 0 feet to an iron pin in the west
line of Stuart Road,
THENCE south 0° 36' 30" west 313 1 feet along the said west
line of Stuart Road to an iron pin set in the ground,
THENCE south 770 08' west 271 6 feet to a point,
THENCE south 0° 03' 10" east 329 9 feet to a point on the
north line of Hercules Lane,
THENCE south 89° 25' 10" west 295 0 feet along said north line
of Hercules Lane to the place of beginning

SBCTION II
That the C~ty Council of the C~ty of Denton, Texas hereby
f~nds that such change ~s ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and w~th reasonable consideration, among
other th~ngs for the character of the d~str~ct and for ~ts
peculiar suitability or particular uses, and w~th a wew to
conserwng the value of the buildings, protecting human l~ves,
and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts citizens
SBCTION III
That th~s ordinance shall be ~n full force and effect
~mmedlately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas,
after g~v~ng due notice thereof
