1979-063 NO AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXI- MATELY 18 ACRES OF LAND, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordmances of the C~ty of Denton, Texas, under provisions of Ordinance No 69-1, be, and the same is hereby amended as follows All the hereinafter described property is hereby removed from the Agri- cultural "A" District as shown on sa~d Zon3ng Map, and all provisions of Ordmance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to sa3d property as Planned Development "PD" D~strict 3n the same manner as other property located in the Planned Development "PD" D3str~ct for the development of single family detached homes on lots a m3n~mum of 6,000 square feet in s3ze, w~th the following conditions 1 The proposal for detached, single family homes on lots totalling a m~n3mum of 6,000 square feet 3n s~ze shall observe minimum setbacks required in the Single Famly "SF-7" zoning class~flcat3on, and 2 Plat approval shall constitute s~te plan approval for this single family area on Lots 9, 10, and ll, Block 187 All that certa3n lot, tract or parcel of land ly3ng and being situated ~n the City and County of Denton, Texas, and being more particularly des- cr~bed as approx3mately 18 acres of land located at the southwest ~nter- section of Mock~ngb3rd Lane and Aodra Lane in the City of Denton, Texas SECTION II That the C3ty Council of the C~ty of Denton, Texas hereby finds that such change is in accordance with a comprehensive plan for the purpose of promot3ng the general welfare of the C~ty of Denton, Texas, and with reasonable consideration, among other things for the character of the d~str~ct and for ~ts peculiar suitability or particular uses, and w~th a view to conserwng the value of the buildings, protect3ng human 13yes, and encouraging the most appropriate uses of land for the max3mum benefit to the City of Denton, Texas, and 3ts c~t~zens SECTION III That th3s ordinance shall be in full force and effect ~mmed~ately after 3ts passage and approval, the required public hearings hawng heretofore been held by the Planning and Zon3ng Commission and the C~ty Council of the C3ty of Denton, Texas, after g~vlng due not3ce thereof PASSED AND APPROVED this the 4th day of S~----~r, A D 1979 CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORMj BURT R SOLOMONg, ACTING CIIY ATTORNEY, CITY OF DENTON, TEXAS
