1979-060AN ORDINANCE AMENBING THE ZONING MAP OF THE CITY OF BENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 23 4 ACRES OF LAND AS
SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the C~ty of Denton, Texas, under provisions of
Ordinance No 69-1, be, and the same is hereby amended as follows
All the hereinafter described property is hereby removed from the
Agricultural "A" Dlstrlct as shown on said Zoning Map, and all
provisions of Ordinance No 69-1, adopted the 14th day of
January, 1969, as amended, shall hereafter apply to sa}d property
as S~ngle-Fam~ly "SF-IO" Dlstr~ct in the same manner as other
property located in the S~ngle-Famlly "SF-IO" Dlstr~ct,
All that certain lot, tract or parcel of land lying and being
s~tuated in the Robert Beaumont Survey, Abstract No 31 City and
County of Denton, Texas, and being more particularly described as
follows
BEGINNING at the northwest corner of Lot 1, Block 4069-24 of
North University Place Addition to the City of Denton, said point
also being located in the south l~ne of the N E Melsenhelmer
Survey, Abstract No 810, and said point also being ~n the south
line of property of the City of Denton,
THENCE south O0 degrees 51 m~nutes east along the west property
line of North University Place Addition a distance of 3,269 7
feet to a point for a corner, sa~d point being located in the
north line of a tract of land owned now or formerly by J W
Scott as recorded in Volume 671, Page 641,
THENCE south 89 degrees 16 minutes west along the north property
line of the J W Scott property a distance of 320 0 feet to a
point for a corner,
THENCE north O0 degrees 51 m~nutes west along a line parallel to
the west property l~ne of North University Place Addition, a
distance of 3,106 7 feet to a point for a corner, sald point also
being located in the property line of the said C~ty of Denton
tract,
THENCE north 62 degrees 15 minutes east along the property l~ne
of the said C~ty of Denton tract a distance of 358 8 feet to the
point of beginning and containing approximately 23 4 acres of
land, more or less
SECTION II
That the C~ty Council of the City of Denton, Texas hereby
finds that such change is ~n accordance with a comprehensive plan
for the purpose of promoting the general welfare of the C~ty of
(Z-1375 - CARLO FARINA, JR )
Denton, Texas, and with reasonable consideration, among other
things for the character of the dlstrlct and for its peculiar
suitability or particular uses, and with a view to conserving the
value of the buildings, protecting human lives, and encouraging
the most appropriate uses of land for the maximum benefit to the
City of Denton, Texas, and ~ts citizens
SECTION III
That this ordinance shall be ~n full force and effect
~mmedlately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after glvlng due not~ce thereof
