AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 10 2 ACRES OF LAND AS
SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordtnances of the Ctty of Denton, Texas, under provtslons of
Ordinance No 69-1, be, and the same is hereby amended as follows
All the hereinafter descrtbed property is hereby removed from the
Agricultural "A" D~strlct as shown on sa~d Zoning Map, and all
provts~ons of Ordtnance No 69-1, adopted the 14th day of
January, 1969, as amended, shall hereafter apply to said property
as S~ngle-Famlly "SF-7" D~str~ct in the same manner as other
property located tn the Stngle-Fam~ly "SF-7" District,
All that certain lot, tract or parcel of land lying and being
s~tuated in the Robert Beaumont Survey, Abstract No 31 C~ty and
County of Denton, Texas, and being more particularly described as
follows
COMMENCING at the northwest corner of Lot l, Block 4069-24 of
North University Place Addition to the City of Denton, said potnt
also being located ~n the south l~ne of the N E Me~senhetmer
Survey, Abstract No 810, and said point also being ~n the south
line of property of the City of Denton,
THENCE south 62 degrees 15 minutes west along the satd property
line of C~ty of Denton tract a d~stance of 358 8 feet to the
point of beginning,
THENCE south 0 degrees 51 minutes east along a l~ne parallel to
the west ltne of North University Place Addition a d~stance of
3,106 7 feet to a point for a corner, sa~d point being in the
north l~ne of a tract of land owned now or formerly by J W
Scott as recorded tn Volume 671, Page 641,
THENCE south 89 degrees 16 mtnutes west along the north property
l~ne of the J W Scott property a d~stance of 145 0 feet to a
point for a corner,
THENCE north 0 degrees 51 mtnutes west along a l~ne parallel to
the west property l~ne of North University Place Addition, a
d~stance of 3,032 9 feet to a point for a corner, sa~d point also
being located in the property ltne of the said Ctty of Denton
tract,
THENCE north 62 degrees 15 minutes along the property l~ne of the
said Clty of Denton tract a distance of 162 6 feet to the point
of beginning and containing approximately l0 2 acres of land,
more or less
SECTION II
That the C~ty Council of the C~ty of Denton, Texas hereby
finds that such change ts ~n accordance with a comprehensive plan
for the purpose of promottng the general welfare of the City of

Denton, Texas, and with reasonable consideration, among other
things for the character of the d~strlct and for ~ts peculiar
suitability or particular uses, and w~th a view to conserving the
value of the buildings, protecting human l~ves, and encouraging
the most appropriate uses of land for the maximum benefit to the
City of Denton, Texas, and Its citizens
SE, CTION III
That this ordinance shall be in full force and effect
~mmed~ately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the C~ty of Denton, Texas,
after glvlng due notice thereof
