AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1,
AND AS SAID MAP APPLIES TO APPROXIMATELY 9 ACRES OF LAND AS SHOWN
THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS,
AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of
Ordinances of the City of Denton, Texas, under provisions of
Ordinance No 69-1, be, and the same ~s hereby amended as follows
All the hereinafter described property ~s hereby removed from the
Agr3cultural "A" D~strlct as shown on sa~d Zoning Map, and all
provisions of Ordinance No 69-1, adopted the 14th day of
January, 1969, as amended, shall hereafter apply to sa~d property
as Two Family "2-F" D~strlct in the same manner as other property
located in the Two Family "2-F" District,
All that certain lot, tract or parcel of land lying and being
s~tuated ~n the Robert Beaumont Survey, Abstract No 31 City and
County of Denton, Texas, and being more particularly described as
follows
COMMENCING at the northwest corner of Lot l, Block 4069-24 of
North Un~vers3ty Place Add3tlon to the City of Denton, sald point
also being located tn the south l~ne of the N E Melsenhe~mer
Survey, Abstract No 810, and sa~d point also be3ng in the south
l~ne of property of the C~ty of Denton,
THENCE south 62 degrees 15 m~nutes west along the sa~d property
line of City of Denton tract a distance of 521 4 feet to the
point of beginning,
THENCE south 0 degrees 51 minutes east along a l~ne parallel to
the west line of North Un3verslty Place Addition a d~stance of
3,032 9 feet to a point for a corner, sa3d point being in the
north l~ne of a tract of land owned now or formerly by J W
Scott as recorded in Volume 671, Page 641,
THENCE south 89 degrees 16 minutes west along the north property
line of the J W Scott property a distance of 157 0 feet to a
point for a corner,
THENCE north 03 degrees 07 minutes 49 seconds east a distance of
412 0 feet to a point for a corner, said point also being a
southeast corner of the City of Denton tract,
THENCE north 0 degrees 51 m~nutes west along the east property
l~ne of the sa~d C~ty of Denton tract and parallel to the west
property line of North Un~vers3ty Place Addition a d~stance of
2,556 4 feet to a po3nt for a corner,
THENCE north 62 degrees 15 minutes east contlnu3ng along the
property line of the said C~ty of Denton tract a d~stance of
144 0 feet to the point of beg3nn3ng and containing approximately
9 0 acres of land, more or less

SECTION II
That the City Councll of the City of Denton, Texas hereby
finds that such change is ~n accordance with a comprehensIve plan
for the purpose of promoting the general welfare of the C~ty of
Denton, Texas, and with reasonable consideration, among other
things for the character of the dlstr~ct and for its peculiar
suitability or particular uses, and w~th a view to conserving the
value of the buildings, protecting human l~ves, and encouraging
the most appropriate uses of land for the maximum benefit to the
City of Denton, Texas, and its citizens
SECTION III
That this ordinance shall be in full force and effect
~mmed~ately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas,
after giving due not~ce thereof
