1979-043AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS~ BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY 10 855 ACRES OF LAND, AS SHO%YN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas, under provlsaons of Ordinance No 69-1, be, and the same is hereby amended as follows Ail the hereinafter described property is hereby removed from the Agricultural "A" D~strlct as shown on said Zoning Map, and all provisions of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to said property as Light Industrial "LI" Dmstr~ct ~n the same manner as other property located in the Light Industrial "LI" D~str~ct, All that certain lot, tract or parcel of land lying and being s~tuated an the Moreau Forrest Survey, Abstract No 417, Denton County, Texas, and bezng part of a Lot 2, Block A of the Subdzvasaon of sazd survey as recorded in Volume 50, Page 236, Deed Records of said County, this tract being part of a 114 013 acre tract conveyed to Mary Patchell and recorded in Volume 304, Page 528 of the Deed Records of Denton County, Texas, and being more particularly described as follows- BEGINNING at a steel pin on the north raght of way l~ne of U S High- way 380, at a point north 80° 51' east 973 59 feet from the south- southeast corner of a called 3 465 acre tract described ina deed from Margsam Investment Company, Inc to James C Payne as recorded in Vol- ume 522, Page 501, Deed Records of sald County, THENCE north 0° 52' 41" west 606 34 feet to a steel pin for corner, THENCE north 80° 51' east 797 99 feet to a corner, THENCE south 0° 52' 41" 595 97 feet to a steel p~n on the north rlght of way line of Highway 380, THENCE south 80° 51' west with the north right of way line of said Highway 380, 532 4 feet to a concrete r~ght of way post for a corner, THENCE south 75° 03' 18" west with the north right of way llne of sa~d Highway 380, 101 35 feet to a concrete right of way post for a corner, THENCE south 80° 51' west with the north raght of way lane of said Highway 380 166 25 feet to the place of beginning and contaanang an all 10 855 acres of land, more or less SECTION II That the C~ty Council of the City of Denton, Texas hereby finds that such change is in accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and w~th reasonable consideration, among other things for the character of the d~str~ct and for its peculiar sultaballty or particular uses, and with a view to conserving the value of the buildings, protecting human lives, and encouragIng the most appropraate uses of land for the maximum benefit to the City of Denton, Texas, and its catlzens SECTION III That this ordlnance shall be in full force and effect Immedi- ately after its passage and approval, the requzred public hearings hav~ng heretofore been held by the Planning and Zoning Com~lsszon and the City Council of the C~ty of Denton, Texas, after giving due notice thereof PASSED and APPROVED This the /~day__Q~ ~~° -, 1979 CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM.
