AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIESITO THREE TRACTS OF LAND CONTAINING APPROXIMATELY 21
ACRES, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF
DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DE-
CLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zonmng Map of the City of Denton, Texas, adopted the
lath day of January, 1969, as an Appendmx to the Code of Ordinances
of the City of Denton, Texas, under provisions of Ordmnance No 69-1,
be, and the same ms hereby amended as follows
TR$CT ONE
That Tract One consisting of 9 1SA acres of land, more or less,
heremnafter described is hereby removed from the Smngle-Fammly "SF-
10" District as shown on said zonmng map, and all provmsions of
Ordinance No 69-1, adopted the lath day of January, 1909, as amended,
shall hereafter apply to said property as Two-Fammly "2-F" Dmstrict
mn the same manner as other property located in the Two-Fammly
Dmstrict, and more partmcuarly descrmbed as follows

mont Survey, Abstract No S1, Denton County, Texas, bemng
certamn (called) 31 acre tract deeded by Woodson A Harrms and Mary A
Harrms to Rmchard A Harrms, on the 19th day of February, 19A5, re-
corded in Volume 312, Page 633 of the Deed Records of samd County, and
being more fully described as follows

hereinafter descrmbed ms hereby removed from the Single-Family "SF-10"
District as shown on said zoning map, and all provisions of Ordinance
No 69-1, adopted the 14th day of January, 1969, as amended, shall
hereafter apply to samd property as Multm-Family Restricted "MF-R"
Dmstrmct mn the same manner as other property located mn the Multi-
Family Restricted "MF-R" District, and more partmcularly described
as follows
All that certain lot, tract or parcel of land situated mn the R Beau-
mont Survey, Abstract No 31, Denton County, Texas, being a part of a
certain (called) 31 acre tract deeded by Woodson A Harrms and Mary A
Harris to Richard A Harris, on the 19th day of February, 1945, re-
corded in Volume 312, Page 633 of the Deed Records of samd County, and
bemng more fully described as follows
COMMENCING at the southeast corner of said 31 acre tract, samd pomnt
also mn the west right of way of present Carroll Boulevard,
THENCE west along the south boundary of samd 31 acre tract a dmstance
of 630 feet,
THENCE north a distance of 457 73 feet to the pomnt of beginning,

No 69-1, adopted the 14th day of January, 1969, as amended, shall
hereafter apply to said property as Multm-Fammly "MF-I" Dlstrmct in
the same manner as other property located in the Muir-Family "MF-i"
Dmstrmct, and more partmcularly descrxbed as follows

certamn (called) 31 acre tract deeded by Woodson A Harrxs and Mary A
Harrms to Richard A Harris on the 19th day of February, 1945, re-
corded in Volume 312, Page 633, Deed Records of sa~d County, and being
more fully descrxbed as follows

SECTION II
That the City Council of the City of Denton, Texas hereby f~nds
that such change is in accordance with a comprehensive plan for the
purpose of promoting the general welfare of the City of Denton, Texas,
and with reasonable consideration, among other things for the char-
acter of the district and for its peculiar suitability or particular
uses, and with a view to conserving the value of the buIldings, pro-
tectlng human lives, and encouraging the most appropriate uses of
land for the maximum benefit to the City of Denton, Texas, and
citizens
SECTION III
That th~s ordinance shall be in full force and effect immedi-
ately after its passage and approval, the required public hearings
having heretofore been held by the Planning and ZonlnE Commission
and the City Council of the City of Denton, Texas, after E~vlng due
notice thereof
