THE CITY OF DENTON, TEXAS, BEING ALL THAT LOT, TRACT OR PARCFL OF
LAND CONSISTING OF 19 678 ACRES OF LAND LYING AND BEING SITUATED
IN THE COUNTY OF DENTON, STATE OF TEXAS, AND BEING IN THE MOREAU
FORREST SURVEY, ABSTRACT NO 417 DENTON COUNTY, TEXAS, CLASSIFY-
ING THE SAME AS LIGHT INDUSTRIAL "LI" DISTRICT PROPERTY, AND DE-
CLARING AN EFFECTIVE DATE
WHEREAS, the request for annexation was Introduced at a
regular meetzng of the Czty Council of the Czty of Denton, Texas,
on the petztzon of Mr James Neblett, and
WHEREAS, an opportunity was afforded at a publzc hearzng
held for that purpose on Aprzl 3, 1979 for all znterested persons
to state thezr vzews and present evzdence bearzng upon the annex-
ation provided by thzs ordznance, and
WHEREAS, this ordznance has been publzshed zn full at least
one time zn the offzczal newspaper of the C~ty of Denton, Texas,
przor to zts effectzve date, and after the public hearzngs,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON, TEXAS,
HEREBY ORDAINS
SECTION I
That the hereinafter descrzbed tract of land be, and the
same zs hereby annexed to the City of Denton, Texas, and the same
zs made hereby a part of said City and the land and the present
and future znhabztants thereof shall be entitled to all the rzghts
and przvlleges of other cztzzens of sazd Czty and shall be bound
by the acts and ordinances of sazd City now zn effect or which may
hereafter be enacted and the property sztuated therezn shall be
suboect to and shall bear its pro-rata part of the taxes levzed by
the City The tract of land hereby annexed zs described as follows,

Ail that certazn tract or parcel of land situated zn the Moreau
Forrest Survey, Abstract No 417, Denton County, Texas and bezng
part of Lot 2, Block A of the Subdivzszon of sazd survey as re-
corded zn Volume 50, Page 236, Deed Records of Denton County, this
tract being part of a 114 013 acre tract conveyed to Mary Patchell
and recorded in Volume 304, Page 528, Deed Records of Denton County,
Texas, and bezng more particularly descrzbed as follows
BEGINNING at a steel pin on the north czty lzmlts of Denton, Texas,
at a poznt north 80° 51' east 973 59 feet and north 0° 52' 41" west
606 34 feet from the south-southeast corner of a (called) 3 465
acre tract described zn a deed from Margsam Investment Company, Inc
to James C Payne as recorded zn Volume 522, Page 501, Deed Records
of said County,
THFNCE north 0° 52' 41" west 983 32 feet to a steel pzn for corner,
THENCE north 63° 50' 59" east 580 07 feet to a steel pin zn the
center of an east-west road,
THENCE south 83° 23' 62" east with the center of sazd publzc road
267 42 feet to a steel pin for corner,
THENCE south 0° 52' 41" east 1081 28 feet to a steel pzn on the
north lzne of said city limzts,
THENCE south 80° 51' west 670 feet from and parallel to the center-
lzne of U S Highway 380 a distance of 797 99 feet to the place
of begznning and contazning 19 678 acres of land, more or less

The above descrzbed property zs hereby classzfzed as Lzght
Industrial "LI" Dzstrict and shall so appear on the off~czal zon-
zng map of the City of Denton, Texas, which map zs hereby amended
accordzngly
SECTION III
This ordinance shall be effectzve zmmedzately upon ~ts pass-
age
