AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO 8 6 AND 9 9 ACRES OF LAND OUT OF LOT 6, BLOCK 285, AS
SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of Ordin-
ances of the City of Denton, Texas, under provlsaons of Ordinance
No 69-1, be, and the same as hereby amended as follows
All the hereanafter described property as hereby removed from
the Agracultural "A" District as shown on said Zoning Map, and all
provlsaons of Ordinance No 69-1, adopted the 14th day of January,
1969, as amended, shall hereafter apply to said property as Com-
mercmal "C" Dlstrlct an the same manner as other property located
in the Commercial "C" District,
All that certain lot, tract or parcel of land lying and being satu-
ated an the Caty and County of Denton, State of Texas, and being
approxamately 8 6 acres of land out of Lot 6, Block 285 Thms tract
being 750' east of Denton State School Road, as parallel and 100'
west of 1-35E, wath 750' frontage along 1-35E The east and west
boundaraes total 600', the southern boundary measures 750'
Ail the hereanafter descrabed property as hereby removed from
the Plan~ed Development "PD" Dastrmct as shown on sa~d Zoning Map,
and all provisions of Ordanance No 69-1, adopted the 14th day of
January, 1969, as amended, shall hereafter apply to said property
as Commercial "C" Dastrlct in the same manner as other property
located ~n the Commercial "C" Dastract,
Ail that certain lot, tract or parcel of land lyang and being situ-
ated an the City and County of Denton, State of Texas, and beang
approximately 9.9 acres of land in two tracts out of Lot 6, Block
285 5 1 acres of land is located on the west sade of 1-35E begann-
lng 375' east of Denton State School Road, has approxamately 200'
of 1-35E frontage and ~s 600 feet deep, 4 8 acres of land as located
on the west side of 1-35E beginning 1500' east of Denton State School
Road, has 550' of 1-35E frontage and as 600' deep
SECTION II
That the City Council of the City of Denton, Texas hereby
fmnds that such change as in accordance with a comprehensive plan
for the purpose of promoting the general welfare of the City of
Denton, Texas, and with reasonable consideration, among other thangs
for the character of the district and for ats peculiar sultabalzty
or particular uses, and wlth a view to conserving the value of the
buildings, protecting human lives, and encouraging the most appro-
priate uses of land for the maximum benefit to the City of Denton,
Texas, and 1ts cltlzens
SECTION III
That this ordinance shall be in full force and effect immediately
after its passage and approval, the required publac hearings having
heretofore been held by the Planning and Zoning Commission and the
City Council of the Caty of Denton, Texas, after giving due notice
thereof
