AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO APPROXIMATELY 1 73102 ACRES OF L~ND, MORE OR LESS, AS
SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAq, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendmx to the Code of Ordanances
of the City of Denton, Texas, under provmsmons of Ordmnance No
69-1, be, and the same ms hereby amended as follows
Ail the hereinafter described property as hereby removed
from the Agricultural "A" District as shown on saad Zon-
ang Map, and all provasaons of Ordanance No 69-1, adopted
the 14th day of January, 1969, as amended, shall hereafter
apply to saad property as Laght Industraal "LI" Dastrmct
an the same manner as other property located mn the Laght
Industrial "LI" District,
Ail that certaan lot, tract or parcel of land lyang and beang sit-
uated in the City and County of Denton, State of Texas, and being
more partacularly described by metes and bounds as follows:
BEGINNING at a steel pin at the southwest corner of a 87 6 acre
tract mn the north boundary lmne of State Hmghway 24, samd begmnnmng
corner beang the southeast corner of a certamn 50 acre tract of land
whmch was conveyed by deed dated October 30, 1957 from W G Maddox
and wafe, Ruth Maddox to Weaver W. Wasdom and wife, Mabel Wasdom,
as recorded in Volume 433, Page 179 of the Deed Records of Denton
County, Texas, said corner also being 60 feet north of and at raght
angles to the center line of Texas State Highway 24 whose wadth at
this point is 120 feet, said steel pin beang one-half (1/2) of a
foot north of a fence corner post (fence running east and west along
the north boundary lane of mentioned highway), said corner also be-
lng an the west boundary line of the Francas Batson Survey, Abstract
No 43, and the east boundary lane of the B B B & C R R Company
Survey, Abstract No 141, Denton County, Texas;
THENCE north 00° 45' 10" west along existing fence lane and the east
boundary line of the past mentaoned Weaver W Wisdom 50 acre tract
same being the west boundary line of the past mentioned H M Payne
87.6 acre tract 572 37 feet, to the center of a raalroad crosstae
fence corner post in the southwesterly boundary lane of the G C.
and S F Raalroad raght of way, and bemng 75 feet from, and at
right angles to, the center lane of samd ramlroad, and bemng at
raalroad statmon 272+18, and bemng mn a curve to the rmght, whose
radaus is 6800 6 feet,
THENCE south 26° 03' 50" east along the southwesterly boundary lmne
of the Gulf, Colorado, and Santa Fe Railroad rmght of way along a
curve tO the raght whose radius is 6800 6 feet a distance of 252 95
feet to a steel pin for the pt of mentaoned curve, and the pc of
another curve having a radius of 9092 2 feet, and being at ramlroad
stataon 274+74 2 and being 75 feet from and at rmght angles to the
centerllne of saad raalroad,
THENCE south 24° 04' 20" east along the southwesterly boundary line
of the Gulf, Colorado and Santa Fe Ramlroad right of way and an a
curve tO the raght whose radaus is 092 2 feet a dmstance of 251 44
feet to a steel pan for the pt of mentioned curve and being at
raalroad stataon 277+27 5,
THENCE south 23° 09' east 126 5 feet along a tangent, 75 feet
from and at raght angles to, and parallel with the center lane
of mentaoned railroad to a steel p~n for the southeast corner
of tract hereln described same beang in the north boundary lane
of State Haghway 24 and beang ~n the south boundary line of the
past mentioned H M Payne 87 6 acre tract saad corner also be-
lng at raalroad statlon 278+54,
THENCE north 89° 49' 30" west along the northerly raght of way
line of State Haghway 24 and belng 60 feet from and at rlght
angles to and parallel w~th the centerlane of sa~d h~ghway,
255 91 feet to poant of beginning and containing ~n all 1 73102
acres of land, all beang out of the southwest corner of the past
mentioned H M Payne 87 6 acre tract

That the Caty Councal of the City of Denton, Texas hereby
fands that such change as ~n accordance w~th a comprehensive plan
for the purpose of promotlng the general welfare of the Caty of
Denton, Texas, and w~th reasonable consaderatlon, among other
thangs for the character of the dastract and for ats peculiar su~t-
abllaty or partacular uses, and wath a vaew to conserving the value
of the bualdangs, protectang human l~ves, and encouragang the most
appropraate uses of land for the maximum benefit to the Caty of
Denton, Texas, and ats cltazens
SECTION III
That thas ordanance shall be an full force and effect ammeda-
ately after ats passage and approval, the required publac hearings
havang heretofore been held by the Plannlng and Zonang Commission
and the Clty Councal of the Clty of Denton, Texas, after glvang due
not~ce thereof
