ORDINANCES O~ TH~ CITY O~ DENTON, TEXAS, BY ORDINANCE NO 69-1~ AND AS SAID MAP APPLIES TO APPROXIMATELY 18 ACRES OUT OF CITY LOT 20, BLOCK 136-B, AS SHOWN TBIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the C~ty of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the C~ty of Denton, Texas, under provaslons of Ordlnance No 69-1, be, and the same is hereby amended as follows Ail the hereinafter desor~bed property as hereby removed from the Agracultural "A" D~str~ct as shown on sa~d Zoning Map, and all provisions of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to sa~d property as Planned Development "PD" Dlstr~ct ~n the same manner as other property located an the Planned Development "PD" Dastract, saad cond~taons of the Planned Development include (1) the proposal for detached sangle family homes on 45'X100' lots wall observe m~namum setbacks provaded for the SF-7 zone, except that one bu~ldang wall may be constructed on or near a s~de yard property line and the other s~de yard shall be a m~namum of 10', (2) the housang constructed shall be ~n character wath the renderings submitted by the petitioner, and (3) plat approval shall constitute s~te plan approval for th~s s~ngle family area. All that certain lot, tract or parcel of land lyang and being situated in the Caty and County of Denton, State of Texas, and beang eaghteen acres ~n two tracts out of Caty Lot No 20, Block No 136-B located as (a) an 11 acre tract located west of Stuart and south of the proposed W~ndsor Drlve extension ~n the vacln~ty of Bluebonnet, and (b) a seven acre tract located generally on the north s~de of the proposed W~ndsor Drlve extension beglnnang 350 feet south of Manhattan SECTION II That the Clty Council of the Caty of Denton, Texas hereby fands that such change is an accordance w~th a comprehensive plan for the purpose of promotlng the general welfare of the Caty of Denton, Texas, and wlth reasonable consaderataon, among other thlngs for the character of the d~str~ct and for ats peoulaar suataballty or partlcular uses, and w~th a v~ew to conserving the value of the buildings, protect~nq human l~ves, and encouraging the most appropriate uses of land for the maxamum benefit to the C~ty of Denton, Texas, and ~ts citizens SECTION III That th~s ordinance shall be ~n full force and effect lrmued~ately after ~t$ passage and approval, the required publ~c hearings having heretofore been held by the Planning and Zonlng Commass~on and the Clty Council of the City of Denton, Texas, after gavang due notace thereof PASSED and APPROVED Th~s the 17th day of October, A D 1978 BROOKS HOLT, CITY SECRETARY APP_~ED AS TO LEGAL FORM PAUL C ISH~M, CITY ATTORNEY
