AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO LOT NO 20, BLOCK NO 136-B, AS SHOWN THIS DATE ON THE
OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY
DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendmx to the Code of Ordlnances
of the City of Denton, Texas, under provisions of Ordmnance No 69-1,
be, and the same ms hereby amended as follows
All the hereinafter descrmbed property ms hereby removed
from the Agricultural "A" Dmstrmct as shown on sa~d Zon-
ing Map, and all provmsmons of Ordmnance No 69-1, adopted
the 14th day of January, 1969, as amended, shall hereafter
apply to samd property as Smngle-Fammly "SF-7" D~strmct mn
the same manner as other property located mn the Smngle-
Famlly "SF-7" Dmstrmct,
All that certamn lot, tract or parcel of land lymng and be-
lng s~tuated mn the Cmty and County of Denton, State of
Texas, and bemng approxlmately 23 acres mn two tracts out
of Cmty Lot No 20, Block No 136-B and bemng (a) a fmve
acre tract located mmmedmately north and ad3acent to the
Park West Addmtmon and (b) an emghteen acre tract located
west of Stuart mn the general vmcmnmty of Smerra and Man-
hattan Dr~ve mn the Cmty of Denton, Texas
SECTION II
That the City Councml of the Cmty of Denton, Texas hereby
fmnds that such change is mn accordance wmth a comprehensmve plan
for the purpose of promotmng the general welfare of the Cmty of
Denton, Texas, and wmth reasonable consmderatmon, among other thmngs
for the character of the dlstrmct and for ~ts peculiar sumtabllmty
or partmcular uses, and wmth a vmew to conserving the value of the
bumldmngs, protectmng human lmves, and encouraging the most appro-
prmate uses of land for the maxmmum benefmt to the Cmty of Denton,
Texas, and mrs cmtmzens
SECTION III
That thms ordmnance shall be mn full force and effect mmmedm-
ately after its passage and approval, the requmred publmc hearmngs
havmng heretofore been held by the Plannmng and Zoning Commmssmon
and the City Councml of the Cmty of Denton, Texas, after g~vmng due
notmce thereof
