AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO APPROXIMATELY 65 ACRES OF LAND, MORE OR LESS, AS SHOWN
THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND
MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE
TIIE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
I
That the Zoning Map of the City of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of Ordinances
of the City of Denton, Texas, under provisions of Ordinance No 69-1,
be, and the same is hereby amended as follows
Ail the hereinafter described property is hereby removed
from the Single-Family "SF-7" District as shown on said
Zoning Map, and all provisions of Ordinance No 69-1,
adopted the 14th day of January, 1969, as amended, shall
hereafter apply to said property as Office "O" District
in the same manner as other property located in the
Office "O" District,
All that certain lot, tract or parcel of land lying and
being situated in the City and County of Denton, State of
Texas, and being approximately 65 acres of land, more or
less, and being a tract of land at 1012 South Myrtle, as
well as a small adsacent portion of excess street right
of way and being more particularly described by metes and
bounds as follows
TRACT I
All that certaan lot, tract, or parcel of land, lying and being
satuated an the City and County of Denton, State of Texas, and being
a part of a First Tract, as conveyed by deed dated October 23, 1937,
from Willaam A Wilson and wafe, Selma Wilson to B F Chasta~n, as
shown of record in Volume 271, Page 103, of the Deed Records of Denton
County, Texas, being out of the Alexander Hill Survey, Abstract No
623, and being more particularly described as follows
BEGINNING at a steel pln at the Northwest Corner of the past
mentioned First Tract,
THENCE South 89°34'18'~ East, along the North Boundary L~ne of
sa~d F~rst Tract, same being a fencel~ne, 161 87 feet, (call on this
line being 163 feet) to a steel pin for corner in the West Boundary
L~ne of Myrtle Street,
THENCE South 00°50" East, along the West Boundary Line of
Myrtle Street, 85 2 feet to a steel pan for the most Eastern Corner
of Tract No 8568 of 4893 square feet of land as set forth in Instru-
ment desagnated as "Order for PossessIon" dated September 30, 1976,

Alyne Chasta~n, said instrument filed in the office of the County Clerk,
Denton County, Texas,
THENCE South 38°48'34" West, along the Northwesterly Boundary
Line of the above mentioned City of Denton tract, 166 78 feet, to a
steel pan for corner,
THENCE North 86° 29' 54" west along the north boundary line of
the past mentioned C~ty of Denton tract 60 00 feet to a 2 inch steel
pipe for the northwest corner of said City of Denton tract and being
in the west boundary l~ne of the past mentioned B F Chastaan First
Tract,
THENCE North 00° 21' 06" east along the west boundary l~ne of
the past mentioned First Tract 212 7 feet to point of beginning and
containang 28,357 20 square feet of land, more or less
TRACT II
All that certain lot, tract or parcel of land lying and being
situated in the City and County of Denton, State of Texas, and be-
ing part of the A Hill Survey, Abstract No 623, and more parti-
cularly described as follows
BEGINNING at a point in the centerline of Fort Worth Drive,
said point of Beginning being the intersection of the centerline
of Fort Worth Drive and the extended centerllne of Collins Street,
THENCE South 89°29'06" West, along the extended centerllne
of Collins Street a distance of 127 05 feet to a point for a corner,
Same being the intersection of the centerllne of Collins Street and
the centerline of Carroll Boulevard,
THENCE North 24°04'54'' West along the centerllne of Carroll
Boulevard, a distance of 450 66 feet to a point for a corner,
THENCE North 89°46'06" East a distance of 182 88 feet to a
point for a corner,
THENCE South 0°21'06" West a distance of 283 5 feet to a point
for a corner,
THENCE South 86°29'54'' East a distance of 60 00 feet to a
point for a corner,
THENCE North 38~48'34'' East a distance of 166 78 feet to a
point for a corner in the West right-of-way line of Fort Worth Drive,
THENCE South 70~58'46" East a distance of 50 00 feet to a
point for a corner in the centerllne of Fort Worth Drive,
THENCE South 19°01'14'' West, along the centerllne of Fort
Worth Drive a distance of 251 26 feet to the place of beginning and
containing 66,243 5 square feet of land, more or less
SECTION II
That the City Council of the City of Denton, Texas hereby finds
that such change is in accordance with a comprehensive plan for the
purpose of promoting the general welfare of the City of Denton, Texas,
and with reasonable consideration, among other things for the character
of the district and for its peculiar suitability or particular uses,
and with a view to conserving the value of the buildings, protecting
human lives, and encouraging the most appropriate uses of land for the
maximum benefit to the City of Denton, Texas, and its citizens
SECTION III
That this ordinance shall be in full force and effect immediately
after its passage and approval, the required public hearings having
heretofore been held by the Planning and Zoning Commission and the
City Council of the City of Denton, Texas, after giving due notice
thereof
