1978-045AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXA~, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO APPROXIMATELY 38.7 ACRES OF LAND, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN; AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAIN~ SECTION I That the Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas, under prov~smons of Ordmnance No 69-1, be, and the same ms hereby amended as follows Ail the heremnafter descrmbed property ms hereby removed from the Agrmcultural "A" Dmstrlct as shown on samd Zon- ing Map, and all provmsmons of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to samd property as Smngle Fammly "SF-10" Dmstrmct mn the same manner as other property located mn the Smngle Family "SF-10" Dmstrmct, All that certain 38 7 acre tract, or parcel of land situ- ated in the John McGowan Survey, Abstract No 797, City and County of Denton, State of Texas, samd tract bemng further described heremn by metes and bounds as follows BEGINNING at the most westerly northwest corner of the tract belng described herein at the northeast corner of Tmmber Oaks Estates, THENCE easterly wmth exmstmng zonmng lmne 1720 feet, more or less, to the southeast corner of tract described ~n zoning case Z-1196, THENCE northerly with existmng SF-10 zoning line 1000 feet, more or less, to a point mn Southrmdge Drmve, sa~d point be- lng an angle pomnt mn the east lmne of tract described in Zonmng Case Z-1196, THENCE northwesterly wlth exmstmng SF-10 zoning lmne and Southrmdge Drmve 150 feet, more or less THENCE northeasterly with exmstmng SF-16 zonmng l~ne 180 feet, more or less, THENCE southeasterly parallel wmth proposed Southrldge Drmve 1050 feet, more or less, to the east lane of proposed Loop 288, THENCE with the east line of proposed Loop 288 and arc of curve to the left 1000 feet, more or less, to the south line of Amermcan Savmngs tract, THENCE south 88° 40' 15" west 2250 feet to a polnt in the east lmne of T~mber Oaks Estates, THENCE north 01° 04' 30" west 419 12 feet wmth east line of Tmmber Oaks Estates to the place of beglnnmng, and contamn- lng approxmmately 39 7 acres of land, more or less SECTION II That the City Counczl of the City of Denton, Texas hereby f~nds that such c~nge ~s ~n accordance wzth a comprehensive plan for the purpose of promoting the general welfare of the Czty of Denton, Texas, and w~th reasonable conszderat~on, among other th~ngs for the character of the dlstrzct and for ~ts pecul~ suztab~lzty or particular uses, and wzth a v~ew to conserving the value of the bulldlngs, protecting h~an lzves, and encouraging the most appro- priate uses of land for the maxmmum benefit to the Czty of Denton, Texas, and ~ts citizens SECTION III That th~s ordlnance shall be zn full force and effect l~edl- ately after its passage and approval, the re~zred public hearlngs having heretofore been held by the Planning and Zoning Co~zss~on and the Clty Council of the Czty of Denton, Texas, after g~vlng due notzce thereof PASSED and APPROVED Th~s the 19th day of September, A D 1978 C~i~OKS HOLT, CITY SECRETARY TY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM PAUL C ~HAM, CITY ATTORNEY CITY OF DENTON, TEXA~
