1978-042AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE
CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES
TO APPROXIMATELY 60 223 ACRES OF LAND, MORE OR LESS, AS SHOWN THIS
DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE
PARTICULARLY DESCRIBED THERE~N, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the Clty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of Ordinances
of the City of Denton, Texas, under provisions of Ordinance No 69-1,
be, and the same ~s hereby amended as follows
All the hereinafter described property ~s hereby removed
from the AgrIcultural "A" D~strlct as shown on said Zon-
lng Map, and all prov~slons of Ordinance No 69-1, adopted
the 14th day of January, 1969, as amended, shall hereafter
apply to sald property as Light Industrial "LI" Dlstr~ct
in the same manner as other property located ~n the Light
Industrial "LI" Dlstrict,
All that certaln tract or parcel of land s~tuated ~n Denton County,
Texas, being a part of the G~deon Walker Survey, Abstract No 1330,
the M E P & P R R Company, Survey, Abstract No 950, and the D
Lombard Survey, Abstract 784, Denton County, Texas, and belng des-
crlbed by metes and bounds as follows, to-w~t
BEGINNING at the northeast corner of a 34 84 acre tract conveyed by
James W Henry, et ux, to Thomas Cain, et ux, by deed dated June 12,
1957, recorded in Volume 677, Page 400, Deed Records of Denton County,
Texas,
THENCE south 4° 05' 20" west 738 19 feet to a point for a corner,
THENCE south 4° 02' 26" west 1203 3 feet to a point for a corner,
THENCE north 88° 09' 41" west 597 01 feet to a point for a corner,
THENCE south 4° 06' 31" west 395 07 feet to a point for a corner,
THENCE south 37° 48' 04" east 382 6 feet to a polnt for a corner,
THENCE north 88° 27' 03" west 25 9 feet to a point for a corner,
THENCE north 37° 48' 04" west 446 18 feet to a polnt for a corner,
THENCE continuing in a northwesterly direction w~th a curve to the

and containing 60 223 acres of land, more or less
SECTION II
That the City Council of the City of Denton, Texas hereby
finds that such change is in accordance with a comprehensive plan
for the purpose of promoting the general welfare of the City of
Dentonv Texas, and with reasonable consideration, among other th~ngs
for the character of the district and for its peculiar suitability
or partlcular uses, and with a view to conserving the value of the
buildings, protecting human laves, and encouraging the most appro-
priate uses of land for the maxlmum benefit to the City of Denton,
Texas, and its citizens
SECTION III
That this ordinance shall be in full force and effect ~mmed~-
ately after its passage and approval, the required public hearings
having heretofore been held by the Planning and Zoning Commission
and the City Council of the City of Denton, Texas, after g~vlng due
notice thereof
