1978-040AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO APPROXIMATELY 16 ACRES OF LAND, MORE OR LESS, AS SHOWN
THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS,
AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFEC-
TIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the Clty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendlx to the Code of Ordinances
of the C~ty of Denton, Texas, under provisions of Ordinance No 69-1,
be, and the same is hereby amended as follows
All the hereinafter described property ~s hereby removed
from the S~ngle Family "SF-10" and "SF-16" D~strlct as
shown on sa~d Zonlng Map, and all provisions of Ordinance
NO 69-1, adopted the 14th day of January, 1969, as amended,
shall hereafter apply to sa~d property as S~ngle Family
"SF-7" Dlstrlct In the same manner as other property located
in the S~ngle Family "SF-7" D~str~ct,
All that certain tract or parcel of land s~tuated ~n the A N B
Tompk~ns Survey, Abstract No 1246 ~n the C~ty and County of Denton,
State of Texas, said tract being all or part of a 2 92 acre tract
deeded from L B Collins to G E Adam~ as recorded ~n Volume 412,
Page 398, a 4 75 acre tract from W J Lowe to G E Adaml as re-
corded ~n Volume 412, Page 264, a 2 5 acre tract from Jack Orr to
G E Adaml as recorded ~n Volume 418, Page 443 and a 10 2 acre tract
from Ida D Orr to G E Adam~ as recorded ~n Volume 418, Page 441,
all ~n the Deed Records of Denton County, Texas, said tracts being
further described here~n by metes and bounds as follows
BEGINNING for the northwest corner of th~s, at a p~pe post at the
northwest corner of aforementioned 2 92 acre tract on the southern
l~ne of W~llowwood Street, sa~d point being called ~n prlor deeds to
be 1498 0 feet east of the northwest corner of a 50 0 acre tract des-
cr~bed ~n deed recorded ~n Volume 332, Page 120 of the Deed Records
of Denton County, Texas,
THENCE south 89° 20' east w~th the sald southern l~ne of Wlllowwood
Street passing at 175 0 feet the northeast corner of said 2 92 acre
tract, at 507 6 feet passing the northeast corner of aforementioned
4 75 acre tract, overall a total d~stance of 974 0 feet,
THENCE south 0° 43' west 227 04 feet to a point,
THENCE south 88° 44' 15" east 120 64 feet to southwest corner of Paul
Voertman tract,
THENCE south 7° 17' west 297 2 feet to northwest corner of tract
deeded from Ida D Orr to A E Arnold,
THENCE south 2° 55' west 204 5 feet to the southwest corner of said
Arnold tract on the south l~ne of aforementioned 50 acre tract,

acre tract to the southeast corner of a 0 64 acre tract,

SECTION II
That the C~ty Council of the C~ty of Denton, Texas hereby finds
that such change ~s ~n accordance w~th a comprehensive plan for the
purpose of promoting the general welfare of the C~ty of Denton, Texas,
and w~th reasonable consideration, among other th~ngs for the character
of the d~strlct and for ~ts peculiar sultab~l~ty or particular uses,
and wlth a v~ew to conserving the value of the bulldlngs, protecting
human llves, and encouraging the most approprIate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts clt~zens
SECTION III
That th~s ordlnance shall be ~n full force and effect ~mmed~ately
after ~ts passage and approval, the required public hearlngs having
heretofore been held by the Planning and Zoning Commission and the
C~ty Council of the C~ty of Denton, Texas, after g~v~ng due not~ce
thereof
