1978-029AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE
CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES
TO LOT 3, BLOCK 4028, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF
THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the zoning map of the C~ty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendix to the Code of Ordinances
of the C~ty of Denton, Texas, under prov~s~ons of Ordinance No 69-1,
be, and the same ~s hereby amended as follows
All the hereinafter described property ~s hereby removed from
the Agricultural "A" D~str~ct as shown on sa~d Zoning Map, and
all prov~s~ons of Ordinance No 69-1, adopted the 14th day of
January, 1969, as amended, shall hereafter apply to sa~d pro-
perty as General Retail "GR" D~str~ct in the same manner as
other property located in the General Retail "GR" D~str~ct,
All that certain 12 000 acre tract, or parcel of land, s~tuated
~n the B B B & C R R Company Survey, Abstract No 192, C~ty
and County of Denton, Texas, sa~d tract being part of a tract
described ~n deed to J Newton Rayzor and recorded ~n Volume
412, Page 32? of the Deed Records of Denton County, Texas,
sa~d tract being further described herein by metes and bounds
as follows
BEGINNING for the most northern northeast corner of tract being
described here~n, at a concrete r~ght of way monument ~n the
southern r~ght of way l~ne of U S H~ghway No 380, sa~d point
lying 75 feet westerly of extensxon of western l~ne of Bonnie
Brae Street,
THENCE south 43 degrees 07 m~nutes 40 seconds east 105 3 feet
to an ~ron p~n set in western line of Bonnie Brae Street,
THENCE south 523 3 feet along sa~d Bonnie Brae Street to an
· ron p~n set ~n the ground,
THENCE north 89 degrees 56 m~nutes 20 seconds west 875 8 feet
to an ~ron p~n set ~n the ground,
THENCE north 600 0 feet to the south l~ne of U S h~ghway No
380, an zron p~n set ~n the ground,
THENCE south 89 degrees 56 m~nutes 40 seconds east 803 8 feet
along sa~d south l~ne of U S H~ghway No 380, (University
Drive) to the place of begznn~ng,
SECTION II
That the C~ty Council of the C~ty of Denton, Texas, hereby f~nds
that such change zs ~n accordance w~th a comprehensive plan for the
purpose of promoting the general welfare of the C~ty of Denton, Texas,
and w~th reasonable consideration, among other th~ngs for the character
of the d~str~ct and for ~ts peculiar su~tabal~ty or particular uses,
and with a v~ew to conserving the value of the buzld~ngs, protecting
human l~ves, and encouraging the most appropriate uses of land for the
maximum benefit to the C~ty of Denton, Texas, and ~ts c~tlzens
SECTION III
That this ordinance shall be in full force and effect ~mmed~-
ately after its passage and approval, the required public hearings
having heretofore been held by the Planning and Zoning Commission
and the City Council of the City of Denton, Texas, after g~v~ng
due not~ce thereof
