AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED A~ AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIED TO A PORTION OF LOT 13 3, BLOCK 178-J, A~ SHOWN THIS DATE
ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PAR-
TICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE
THECOUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the Czty of Denton, Texas, adopted the
14th day of January, 1969, as an Appendzx to the Code of Ordznances
of the Czty of Denton, Texas, under proviszons of Ordznance No 69-1,
be and the same zs hereby amended as follows
Ail the hereinafter described property is hereby removed
from the Agricultural "A" Dzstrict as shown on said Zon-
zng Map, and all provisions of Ordznance No 69-1, adopted
the 14th day of January, 1969, as amended, shall hereafter
apply to said property as Commerczal "C" Dmstrzct zn the
same manner as other property located zn the Commerczal
"C" Dzstrlct,
Ail that certazn lot, tract or parcel of land lying and be-
ing situated zn the Czty and County of Denton, State of
Texas, and bezng a 1 1 acre portion of Lot 13 3, Block 178-J,
bezng located on the south smde of E Highway 380 at 2820
Unzverszty Drive
SECTION II
That the City Council of the Czty of Denton, Texas hereby
finds that such change is in accordance wzth a comprehensive plan
for the purpose of promoting the general welfare of the Czty of
Denton, Texas, and with reasonable consideratzon, among other thzngs
for the character of the district and for zts peculzar suztabzl~ty
or partzcular uses, and with a v~ew to conserving the value of the
buzldzngs, protectzng human lives, and encouraging the most appro-
przate uses of land for the ma~zmum benefzt to the Czty of Denton,
Texas, and zts citizens
SECTION III
That thzs ordznance shall be zn full force and effect immedi-
ately after its passage and approval, the required public hearings
having heretofore been held by the Plannzng and Zoning Commisszon
and the City Council of the City of Denton, Texas, after giving due
not,ce thereof
