1976-033 NO AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO LOT NOS 38, 39 AND PART OF 40, CITY BLOCK NO 4028-2 AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the City of Denton, Texas, adopted the 14th day of January, 1969, as an Appendix to the Code of Ordlnances of the City of Denton, Texas, under provzslons of Ordinance No 69-1, be, and the same is hereby amended as follows All the hereinafter described property is hereby removed from the "A" Agricultural Dlstrlct as shown on said Zon- ing Map, and all provlslons of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to said property as "GR" General Retail D~strlct in the same manner as other property located in the "GR" General Retail District, Ail that certain lot, tract or parcel of land lying and be- lng situated in the City and County of Denton, State of Texas, and belng Lot Nos 38, 39 and part of 40, City Block No 4028-2 and further described as being a portion of the Denton Estates Mobile Addition and having a 200 foot depth along Highway 380 SECTION II That the City Council of the City of Denton, Texas hereby finds that such change is in accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, among other things for the character of the district and for ~ts peculiar sultabzl~ty or particular uses, and with a view to conserving the value of the bulldlngs, protectzng human llves, and encouraging the most appro- priate uses of land for the maxzmum benefit to the City of Denton, Texas, and its cltzzens SECTION III That this ordinance shall be in full force and effect immedi- ately after lts passage and approval, the required public hearzngs having heretofore been held by the Planning and Zoning Commzsslon and the City Councll of the City of Denton, Texas, after glvlng due notice thereof PASSED and APPROVED This the 20th day of July, A D 1976 ELINOR HUGHES, M~YOR CITY OF DENTON, TEXAS CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM PAUL C ISHAM, CITY ATTORNEY CITY OF DENTON, TEXAS
