AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS,
AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF
THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP
APPLIES TO LOT NO 11, BLOCK NO 4028-1, AS SHOWN THIS DATE ON THE
OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY
DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zonlng Map of the C~ty of Denton, Texas, adopted
January 14, 1969, as an Appendlx to the Code of Ordanances of the
Caty of Denton, Texas, under provisions of Ordanance No 69-1, be,
and the same as hereby amended as follows
All the herelnafter described property ~s hereby removed
from the "A" Agricultural D~strlct as shown on said Zon-
ing Map, and all prov~slons of Ordinance No 69-1, adopted
the 14th day of January, 1969, as amended, shall hereafter
apply to sa~d property as "GR" General Retail District an
the same manner as other property located ~n the "GR"
General Retail D~str~ct,
All that certain lot, tract or parcel of land lying and
being satuated ~n the C~ty and County of Denton, State of
Texas, and being Lot No 11, Block No 4028-1 and being
further described as approximately two and one-half (2 1/2)
acres of land located on the southeast corner of Haqhway
380 and Masch Branch Road
SECTION II
That the Clty Council of the C~ty of Denton, Texas hereby
finds that such change is in accordance w~th a comprehensave plan
for the purpose of promoting the general welfare of the C~ty of
Denton, Texas, and with reasonable cons~derataon, among other th~ngs
for the character of the d~stract and for ~ts peculiar su~tabal~ty
or particular uses, and w~th a vlew to conserving the value of the
buildings, protecting human laves, and encouraglng the most appro-
priate uses of land for the maxlmum benefit to the Caty of Denton,
Texas, and its citizens
SECTION III
That this ordinance shall be in full force and effect immedi-
ately after ats passage and approval, the requared publlc hearangs
having heretofore been held by the Plannang and Zoning Commassaon
and the C~ty Council of the City of Denton, Texas, after glvlng due
not~ce thereof
