1974-023 NO 7 %'1 { AN ORDINANCE AMENDING THE ZONING ORDINANCE (ORDINANCE NO 69-1) OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, AND DE- CLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Ordinance of the City of Denton, Texas adopted January 14, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas, as Ordinance No 69-1, as amended, be, and the same is hereby amended as follows "ARTICLE II Zoning Dlstr~cts Established The City of Denton, Texas, as hereby d~vaded into eighteen (18) zoning d~stracts The use, height and area regulations as set out here~n are uniform an each d~str~ct The e~ghteen d~str~cts estab- lashed here~n shall be known as Abbreviated Zoning D~str~ct Designation Name A Agricultural D~stract SF-16 One-Family Dwelling D~str~ct SF-13 One-Family Dwelling D~strlct SF-10 One-Family Dwelling District SF-7 One-Family Dwelling D~strlct 2F Two-Family Dwelling Dlstrlct MF-1 Mult~ple-Famaly Dwelling Distract 1 MF-2 Multiple-Family Dwelling D~str~ct - 2 U University D~str~ct p Parking D~str~ct O Office Distract NS Neighborhood Service D~str~ct GR General Retail D~str~ct C Commercaal Dlstr~ct CB Central Business District LI Light Industrial District HI Heavy Industraal D~strlct PD Planned Development District" ARTICLE VII Use Regulation Dlstr~cts, Use of Land and Buildings Sald Article shall be amended by ~ncludlng therein SF-13 One- Famaly Dwellang District, with such dwellang district having the same permitted uses as SF-16 ARTICLE XIII Area Regulations A Lot Area (a) Schedule Minimum Lot Areas - Residential Dis- tracts in square feet add thereto SF-13 One-Family Dwellang D~stract with a m~nlmum lot area of thirteen thousand (13,000) square feet for sa~d s~ngle-famlly dwelling detached B Lot Width (a) Schedule Minimum Lot Wldth- Residential Districts Minimum lot wldth for SF-13 one-family dwelllng district shall be eighty (80) feet for s~ngle-famlly dwelling detached, twenty (20) feet for single family dwelling attached C Lot Depth (a) Schedule of Mlnlmum Lot Depth - Resldentlal D~strlcts A mlnimum lot depth of one hundred twenty (120) feet for s~ngle-fam~ly dwelling shall be added for SF-13, one-family dwelling district classlflcatlon D Lot Coverage and Floor Area Ratio (a) Schedule Maxlmum Bulldlng Coverage - Resldentlal D~str~ots SF-13 one-family dwelling district shall have a max~m%%m percent of lot area which may be covered by building ~n resldentlal use as thirty-five percent E Front Yard (a) Schedule M~mlmum Front Yard - Residential Dlstrlct SF-13 one-family dwelling dlstr~ct shall have as a minimum front yard in feet a thirty (30) foot set back F S~de Yard (a) Schedule Minimum Slde Yard - Residential District SF-13 one-famlly dwelling dlstr~ct shall have a s~de yard residential mlnlmum set back of elght (8) feet G Rear Yard (a) Shall be amended to include SF-13 one- family dwelling district ARTICLE XIV Height Regulations In the SF-13, single family dwelling d~str~ct, the maximum height of buildings and structures shall be two and one-half (2 1/2) stories except as noted ~n Article XIV B following ARTICLE XV Vehicle Parking Regulations A The m~nlmum off-street parking spaces for (3) SF-13, one-family dwelling district S~all be two (2) spaces for each dwelling unit C Special Off-Street Parking Regulations under Article XV (2) Should ~nclude SF-13 one-family dwelling dlstr~ct in sub- section (2) SECTION II That the C~ty Council of the City of Denton, Texas hereby finds that such changes are ~n accordance w~th a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and with reasonable consideration, lncourages the most appropriate uses of land for the maximum benefit to the C~ty of Denton, Texas, and its citizens SECTION III That this ordinance shall be in full force and effect ~mmed~ately after its passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commlsslon and the City Council of the Clty of Denton, Texas, after giving due not~ce thereof PASSED AND APPROVED this the ~ay of June, A D 1974 BILL NEU, MAYOR ATTES~ . / CITY OF DENTON, TEXAS B~O~S HOLT, C Y CRE CITY OF DENTON, TEXAS ~/P~LP~ M~, C~YFATTORNEY CITY OF DEI~TON, TEXAS
