1974-001AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, B~ ORDINANCE NO 69-1, AND AS SAID MAP APPLIES 0 5 27 ACRES OF LAND, MORE OR LESS, OUT OF THE A GIBSON SURVEY, tBSTRACT NO 498, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DEC,RING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SEqTION I That the Zoning Map of the City of Denton, Texas, adopted January 114, 1969, as an Appendix to the Code of ordinances of the City of IDe~ton, Texas, under provisions of Ordinance No 69-1, be, and the isame ~s hereby amended as follows All the hereinafter described property is hereby removed from the "A" 'Agricultural District as shown on sa~d Zoning Map, and all provisions of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to sa~d property as "SF-16"~ Single Family Dlstr~ct ~n the same manner as other property located in the 'ISF-16" Single Family District, All tha~ certain lot, tract or parcel of land lying and being s~t- uated ~ the City/County of Denton, State of Texas, and belng part of the A Gibson S%%rvey, Abstract No 498, and being more partl- cularly~descr~bed as follows BEGINNING at the northeast corner of a tract of land conveyed by Good F~ancial Corporation to John Maeckle, Trustee by deed re- corded ~n Volume 660, Page 132 of the Deed Records of Denton County, Texas, ~aid point of beginning lylng in the south right of way line of Hobs0n Lane; THENCE south 0° 31' 40" west along the east boundary line of said Maeckle Tract a d~stance of 200 01 feet to a point for a corner, THENCE north 89° 54' 45" west 200 00 feet south of and parallel w~th the soqth right of way line of Hobson Lane a d~stance of 1364 73 feet to a polnt for a corner ~n the west boundary line of said Maeckle Tract same being the west bo%tndary line of said Gibson Survey, THENCE ,north 0° 07' 40" east along the west boundary line of said Maeckl~ Tract same being the west boundary l~ne of sa~d Gibson Sur- vey a 4istanoe of 200 00 feet to a point for a corner same being the no=thvest corner of said Meackle Tract, THENCEIsouth 89° 54' 45" east along the north boudnary line of sa~d Maeckle Tract same being the south r~ght of way line of Hobson Lane a dist%nce of 1366 13 feet to the place of beg~nnlng and containing 5 27 a~res of land, more or less S CTION, , That the C~ty Coumcil of the City of Denton, Texas hereby f~nds that such change is in accordance w~th a comprehensive plan for the purpose of promoting the general welfare of the C~ty of Denton, Texas, and w~ reasonable Conslderatlon, among other th~ngs for the charac- ter off'he d~strzct and for 1ts peculiar suitability or particular uses, and with a view to conserving the value of the bulldzngs, pro- tectin~ human lives, and encouraging the most appropriate uses of land for the maxzmum benefit to the C~ty of Denton, Texas, and ~ts citizens SECTION III That th~s ordinance shall be an full force and effect ~mmed~- ately after ~ts passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the ~ity Council of the City of Denton, Texas, after giving due notice thereof PASSED AND APPROVED this the 8th day of January, A D 1974 BI~M~YOR CITY OF DENTON, TEXAS ATTESTS7 i~TyKS HOLT, CITY sECRETARY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM CITY OF ,DENTON, TEXAS
