AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS
SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY
OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO
LOT NO 8 I/City Block No 440 AS SHOWN THIS DATE ON THE OFFICIAL TAX
NAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THERE-
IN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted January 14,
1969, as an Appendix to the Code of Ordinances of the City of Denton,
Texas, under provisions of Ordinance 69-1, be, and the same is hereby
amended as follows
All the hereinafter described property is hereby removed from the "MF-i"
Multi-Family District as shown on said Zoning Map, and all provisions of
Ordinance No 69-1, adopted the 14th day of January, 1969, as amended,
shall hereafter apply to said property as "GR" General Retazl District
zn the same manner as other property located in the "GR" General Retail
District,
All that certamn lot, tract or parcel of land lyzng and being sztuated
zn the City and County of Denton, State of Texas, and bemng Lot No 8 1,
City Block No 440 and being further described as being located at the
southeast corner ok Henry and Denison Street
SECTION II
That the City Council of the City of Denton, Texas, hereby finds that
such change is in accordance with a comprehensive plan for the purpose
of promoting the general welfare of the Czty of Denton, Texas, and with
reasonable consideration, among other things for the character of the
district and for its peoulzar suitability or particular uses, and with
a view to conservzng the value of the buildzngs, protectzng human lzves,
and encou~aging the most appropriate uses of land for the maximum bene-
fit to the City of Denton, Texas and zts citizens
SECTION III
That thzs ordinance shall be in full force and effect immediately after
zts passage and approval, the requzred public hearings having heretofore
been held by the Plannmng and Zonzng Commission and the City Counczl of
the Czty of Denton, Texas, after gzving due notice thereof

SECTION IV
That if any section, s ubsection~ paragraph, sentence, clause,
word or phrase of this ordinance, or application thereof to any
person or circumstances, are held invalid by any court of competent
Jurisdiction, such holding shall not affect the validity of the re-
maining,portions of this ordinance~ and the City Council of the City
of Denton, Texas, hereby declares it would have enacted such remain-
ing portions despite any such invalidity
SECTION V
That this ordinance shall become effective fourteen (14) days
from the date of its passage, and the City Secretary is hereby di-
rected to cause the caption of this ordinance to be published in the
Denton Record-Chronicle within ten (lC) days of the date of its
passage
