THE CITY OF DENTON, TEXAS, BEING ALL THAT LOT, TRACT OR PARCEL OF
LAND CONSISTING OF 85 165 ACRES LYING AND BEING SITUATED IN THE
COUNTY OF DENTON, STATE OF TEXAS AND BEING A PART OF THE THOMAS
PEACOCK SURVEY, ABSTRACT NO 1589, A CIBSON SURVEY, ABSTRACT NO
498 AND C POULLALIER SURVEY, ABSTRACT NO 1006, DENTON COUNTY,
TEXAS, CLASSIFYING THE SAME AS SF-16 SINGLE FAMILY DISTRICT PRO-
PERTY, AND DECLARING AN E~PECTIVE DATE
WHEREAS, the request for annexation was ~ntroduced at a re-
gular meeting of the City Councll of the City of Denton, Texas, on
the petltlon of Tom W Graffln, and
WHEREAS, an opportunity was afforded, at a publac hearing
held for that purpose on March 20, 1973, for all interested per-
sons to state their v~ews and present evidence bearing upon the
annexataon provided by th~s ordinance, and
WHEREAS, this ordanance has been published ~n full at least
one t~me ~n the offlcaal newspaper of the City of Denton, Texas,
praor to ~ts effectave date, and after the publac hearing,
NoW, THEREFORE, THE COUNCIL OF THE CI£Y OF DENTON, TEXAq,
HEREBY ORDAINS
SECTION I
That the hereinafter described tract of land be, and the same
as hereby annexed to the Clty of Denton, Texas, and the same as
made hereby a part of sald C~ty and the land and the present and
future lnhabltants thereof shall be entitled to all the rights and
privileges of other clt~zens of sald C~ty and shall be bound by
the acts and ordinances of sald City now an effect or which may
hereafter be enacted and the property s~tuated there~n shall be sub-
]ect to and shall bear lts pro-rata part of the taxes lev~ed by the
C~ty The tract of land hereby annexed is described as follows,

All that certain lot, tract or parcel of land lyang and being s~t-
uated in the City and County of Denton, State of Texas, and belng
part of the Thomas Peacock Survey, Abstract No 1589, A C~bson Sur-
vey, Abstract No 498 and C Poullaller Survey, Abstract No 1006,
and being more particularly described as follows
BEGINNING at a poant ~n the present caty l~mats lane, sa~d point of
begann~ng lyang ~n the south r~ght of way line of E1 Paseo Street
at the ~ntersect~on of the south r~ght of way l~ne of F1 Paseo Street
and the extended west right of way line of Monteclto Road, and also
beang the most northerly northeast corner of a tract of land conveyed
by John C Mahoney to Monteclto Del Sur, Inc by Deed dated Ianuary
23, 1973, and recorded in Volume 665, Page 9 of the Deed Records of
Denton County, Texas, said point of begannlng also lyang in a curve
to the right whose center bears south 88° 32' 28" west a distance
of 487 00 feet,
THENCE along said curve to the right, having curve data of ~ =32°
22' 02", R=487 00', L=292 11', T=150 60' a distance of 292 11 feet to
a point for a corner,
THENCE north 88° 35' 00" east passlnq at 105 27 feet the southwest
corner of Block A of Monteclto Del Sur Estates Addition, as recorded
by plat in VolL~me 4, Page 67 of the Plat Records of Denton County,
Texas, and continuing along the south boundary line of saad Block A
a total ~lstance of 718 90 feet to a poant for a corner ~ame being the
southeast corner of saad Block A and also beang in the west boundary
line of a tract of land conveyed by Corinne Q Klepper to walllam M
Johnson by Deed dated Nover0ber 28, 1972 and recorded an Volume 660,
Page 580 of the Deed Records of Denton County, Texa~,
THENCE south 00° 42' 32" along the west boundary line of saad Johnson
Tract, a distance of 758 19 feet to a point for a corner, same being a
12 inch Oak Tree as a fenoe corner and also being the southeast corner
of said Johnson Tract,
THENCE north 88o 29' 43" east, along the south boundary line of saad
Johnson Tract, a dastance of 1,305 78 feet to a poant for a corner,
same beang the northwest corner of a tract of land conveyed by Frank
Helm to Estplena M Whate by deed dated July 8, 1952 and recorded in
Volume 381, Page 218 of the Deed Records of Denton County, Texas,
THENCE south, along the west boundary line of said White Tract, passing
at 660 0' feet, more or less, the southwest corner of said White Tract,
same being the northwest corner of a tract of land conveyed by Frank
Helm to James L Helm by deed dated July 8, 1952 and recorded in Volume
381, Page 256 of the Deed Records of Denton County, Texas and contanuang
along the west boundary line of saad Helm Tract, a total distance of
1,337 80 feet to a point for a corner an the south boundary line of said
C Poullaller Survey,
THENCE south 88° 32' 08" west along the south boundary line of said C
Poullaller Survey, a distance of 1,292 86 feet to a point for a corner,
same being the southwest corner of said C Poullaller Survey and also
being the southeast corner of said T Peacock Survey and also being the
southeast corner of a tract of land conveyed by Mary Ryan to Wayne S
Ryan by Deed dated August 5, 1964, and recorded an volume 516, Page 166
of the Deed Records of Denton County, Texas,
THENCE north 00° 33' 12" west, along the east boundary line of saad Ryan
Tract, same being the Common Boundary Lane of said C Poullaller Survey
and sa~d T Peacock Survey, a distance of 281 57 feet to a point for a
corner, same being the northeast corner of said Ryan Tract,
THENCE south 88° 14' 27" west, along the north boundary line of saad

The above descrabed property as hereby classified as SF-16 Sangle
Family Dastract and shall so appear on the offac~al zonang map of the
City of Denton, Texas, which map as hereby amended accordangly
