COUNTY OF DENTON, STATE OF TEXAS AND BEINC IN THE M E P & P R R
AND GIDEON WALKER SURVEY, ABSTRACT NOS 950 AND 1330, DENTON
COUNTY, TEXAS, CLASSIFYING THE SAME AS "A" AGRICULTURAL DISTRICT
PROPERTY AND DECLARINC AN EFFECTIVE DATE
WHEREAS, the request for annexation was ~ntroduced at a re-
gular meeting of the City Council of the City of Denton, Texas, on
the petition of L A Nelson, Attorney for M F A , Inc , and
WHEREAS, an opportunity was afforded, at a public hearing held
for that purpose on Nove~ber 21, 1972, for all interested persons
to state their v~ews and present evidence bearing upon the annexa-
tion provided by this ordinance, and
WHEREAS, th~s ordinance has been published in full at least
one time in the official newspaper of the C~ty of Denton, Texas,
prior to its effective date, and after the public hearing,
NOW, THEREFORE, THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY
ORDAINS
S~CTION I
That the hereinafter described tract of land be, and the same
is hereby annexed to the Clty of Denton, Texas, and the same is
made hereby a part of sa~d C~ty and the land and the present and
future lnhabltants thereof shall be entitled to all the rights
and pr~vmleges of other citizens of said C~ty and shall be bound
by the acts and ordinances of sa~d City now in effect or which may
hereafter be enacted and the property situated therein shall be
subject to and shall bear ~ts pro-rata part of the taxes lev~ed
by the C~ty The tract of land hereby annexed is described as
follows, to-wit
All that certain lot, tract or parcel of land lying and being s~t-
uated ~n the Clty and County of Denton, State of Texas, and being
part of the M E P & P R R Company Survey and G~deon Walker Survey,
Abstract Nos 950 and 1330, and more particularly described as
follows
BEGINNING at a point ~n the ex~st~ng City Limits Line said point of
beginning lying at the intersectlon of the ex~stlng C~ty Limits Lane
and the east right of way line of State School Road and being 220 22
feet south 02° 01' 47" west of the intersection of the east right
of way line of State School Road and a cutback line in the southerly
right of way line of Interstate Highway 35E and also being 462 56
feet south 40° 03' west of the centerllne of Interstate Highway 35E,
THENCE north 400 03' east along the present City Limits L~ne a dis-
tance of 212 56 feet to a point for a corner, said Doint being 250 0
feet south 40° 03' west of the centerline of Interstate Highway 35E,
THENCE south 49° 57' east along the present C~ty Limits Line 250 0
feet southwest of and parallel with the centerline of Interstate High-
way 35E a distance of 608 04 feet to a point for a corner said point
being in the west boundary line of a tract of land conveyed by Myron
Eugene Tallaferro to Richard H Tallaferro by deed dated September 6,
1968 and reoorded in Volume 571, Page 451 of the Deed Records of
Denton County, Texas and said point also being 128 56 feet south 1°
06' 45" west of the northwest corner of said Taliaferro Tract,
THENCE south 1° 06' 45" west along the west boundary line of said
Tal~aferro Tract a distance of 1,626 03 feet to a point for a corner,
same being the southwest corner of said Tal~aferro Tract,
THENCE south 70° 06' 19" east a distance of 624 45 feet to a point
for a corner said point lying in the east boundary line of the M E P
& P R R Company Survey, Abstract No 950 same being the west boun-
dary line of the Gideon Walker Survey, Abstract No 1330 and also be-
lng the southeast corner of a tract of land conveyed by Henry C
Tallaferro to Richard H Tallaferro by deed dated February 9, 1967 and
recorded in Volurae 547, Page 22 of the Deed Records of Denton County,
Texas,

SECTION II
The above described property is hereby classified as "A" Agr~-
cultural District and shall so appear on the official zoning map
of the City of Denton, which map is hereby amended accordIngly
SECTION III
This ordinance shall be effective immediately upon its passage
