1972-045AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON, TEXAS, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID MAP APPLIES TO A 18 718 ACRE TRACT AND BEING IN THE J W CHEEK SURVEY, ABSTRACT NO 324 AND BEING LOCATED EAST OF LOOP 288, AS SHOWN THIS DATE ON THE OFFICIAL TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN, AND DECLARING AN EFFECTIVE DATE THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS SECTION I That the Zoning Map of the City of Denton, Texas, adopted January 14, 1969, as an Appendix to the Code of Ordinances of the City of Denton, Texas, under provisions of Ordinance 69-1, be, and the same is hereby amended as follows All the hereinafter described property is hereby removed from the "A" Agricultural District as shown on said Zoning Map, and all pro- visions of Ordinance No 69-1, adopted the 14th day of January, 1969, as amended, shall hereafter apply to said property as "SF-7" Single Family District in the same manner as other property located ~n the "SF-7" Single Family District, All that certain lot, tract or parcel of land lying and being situated in the C~ty and County of Denton, State of Texas, and being part of the J W CheekkSurvey, Abstract No 324, and being part of a tract of land as conveyed from the Veteran's Land Board to Olen L Spencer by deed dated and recorded in Volume 382, Page 204 of the Deed Records of Denton County, Texas, and more particularly described as follows BEGINNING at a point in the southeast r~ght of way line of State High- way Loop 288, said point of beginning being the ~ntersectlon of the southeast right of way line of State H~ghway Loop 288 and the west boundary llne of said Cheek Survey, THENCE north 61° 40' east, along the southeast right of way line of Stats Hlghway Loop 288, a distance of 27 60 feet to the beginning of a curve to the left, having a central angle of 4° 23' and a radius of 2,939 79 feet, THENCE northeasterly along said curve to the left, same being the southeast right of way line of State Highway Loop 288, a d~tance of 224 90 feet to a polnt, THENCE north 51° 05' 34" east along the southeast right of way line of State H2ghway Loop 288, a distance of 205 22 feet to the beglnnlng of a curve to the left having a central angle of 10° 58' 36" and a radius of 2,924 79 feet, THENCE northeasterly along sa~d curve to the left, same being the south- east right of way line of State Highway Loop 288, a dlstance of 560 33 feet to a point for a corner, THENCE south 88° 42' 09" east a distance of 378 98 feet to a point for a corner, THENCE south 0° 55' 05" west a distance of 464 feet, more or less, to a poznt for a corner in the present city l~mlts l~ne, THENCE southwesterly, along the present c~ty limits tine, same being a curve to the rlght, said curve ~evlng a radius of 3,524 79 feet, a distance of 554 to a point, THENCE south 51° 05' 34" west, along the present city limits line, a distance of 205 22 feet to the beginning of a curve to the right, and curve having a central angle of 4° 23' and a radius of 3,539 79 feet, THENCE southwesterly, along said curve to the r~ght, same being the present city limits l~ne, a distance of 270 46 feet to a point, THENCE south 61° 40' west along the present c~ty limits line, a tance of 363 39 feet to a point for a corner in the west boundary l~ne of sa~d Spencer Tract, same being the west boundary l~ne of sa~d Cheek Survey, THENCE north 0° 54' 02" east, along the west boundary l~ne of said Spencer Tract, same being the west boundary l~ne of sa~d Cheek Survey a d~stance of 687 57 feet to the place of beginnIng and containing 18 718 acres of land, more or less SECTION II That the City Council of the City of Denton, Texas, hereby f~nds that such change is ~n accordance with a comprehensive plan for the purpose of promoting the general welfare of the City of Denton, Texas, and w~th reasonable consideration, among other th~ngs for the character of the district and for its peculiar suitability or particular u~es, and w~th a view to conserving the value of the buildings, protecting human l~ves, and encouraging the most appropriate uses of land for the maximum bene- fit to the C~ty of Denton, Texas and its c~tlzens SECTION III That th~s ordinance shall be in full force and effect immediately after · ts passage and approval, the required public hearings having heretofore been held by the Planning and Zoning Commission and the C~ty Council of the City of Denton, Texas, after g~vlng due notice thereof PASSED AND APPROVED this the 26th day of September, A D 1972 LL~NEU, MAYOR CITY OF DENTON, TEXAS APPROVED AS TO LEGAL FORM W ~RALPH MA~, C~TY ATTORNEY CITY OF DENTON, TEXAS
