TEXAS, 1961, AS SAME WAS ADOPTED AS A PART OF PARTS II AND III
OF CHAPTER 13 OF THE CODE OF ORDINANCES OF THE CITY OF DENTON,
TEXAS, BY ORDINANCE NO 61-1g, AND AS SAME MAP APPLIES TO CER-
TAIN PROPERTY KNOWN AS CITY LOTS 2, 3, 4, 5 AND 8 OF CITY BLOCK
285 AS ~HOWN ON THE OFFICIAL CITY MAP OF THE CITY OF DENTON,
TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING
AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, 1961,
adoptedlas a Part of Parts II and III of Chapter 13, of the
Code oflOrdlnances of the City of Denton, Texas, under provisions
of Ordimance No 61-19, be, and the same ~s hereby amended as
follows:
All the hereinafter described property is hereby
removed from the "R" - Dwelling D~strlct as shown
on said map, and all provisions of Parts II and
II) of Chapter 15, ~n the Appendix to the Code of
Ordinances of the City of Denton, Texas, as pro-
viUed by Ordinance No 61-19, shall hereafter apply
to,sa~d property as "LR" - Local Retail ~n the same
manner as other property located ~n the "LR" Local
Retail Distr~ct,
All that certain lot, tract or parcel of land
situated ~n the City and County of Denton, State of
Texas, known as C~ty Lots, 2, 3, 4, 5 and 8 of C~ty
Bl~ck 285 being located on the east side of Teasley
LaDe BEGINNING at a point in the east boundary
l~ne of Teasley Lane, the southwest corner of a
business lot owned by Robert N~chols and Estelle
BrOwn, THENCE south along the east boundary l~ne of
Te~sley Lane 1,O00 feet, to a point for a corner,
THENCE east 1,025 feet, more or less, to a point
for a corner in the east boundary l~ne of a tract
of land conveyed to the Presbyterian Synod of Texas
bYmMrs Harry Teasley et al, THENCE north w~th the
east boundary line of said tract 900 feet, more or
less, to the northeast corner of sa~d tract in the
sobth line of Interstate 35E, THENCE northwesterly
with the south r~ght of way l~ne of said h~ghway to
th~ northeast ~ntersect~on of the N~chols-Brown
tract and the said south l~ne of Interstate 35E,
THENCE along the north l~ne of the Teasley tract 879 87
feet to the place of beginning
SECTION II
That the C~ty Council of the City of Denton, Texas, hereby
finds that such change is in accordance with a comprehensive plan
for the)pqrpose of promoting the general welfare of the C~ty of
Denton,'Texas, and with reasonable consideration, among other
th~ngs,lfor the character of the distr~ct and for ~ts peculiar
suitability or particular uses, and with a view to conserving
the value of the buildings, protecting human lives and encour-
aging the most appropriate uses of land for the maximum benefit
to the C~ty of Denton and Its citizens
SECTION III
That th~s ordinance shall be in full force and effect
immediately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after gtwng due not~ce thereof
