AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, 1961, AS SAME WAS ADOPTED AS APART OF PARTS II AND
III OF CHAPTER 13 OF THE CODE OF ORDINANCES OF THE CITY OF
DENTON, TEXAS, BY ORDINANCE NO 61-19, AND AS SAME MAP
APPLIES TO CERTAIN PROPERTY KNOWN AS CITY LOTS 1-13 OF CITY
BLOCK 187-19 AND THE EASTERN 140' OF CITY LOT 3 1 OF CITY
BLOCK 187-B AS SHOWN ON THE OFFICIAL CITY MAP OF THE CITY OF
DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN, AND
DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordinances of the City of Denton, Texas, under pro-
v~s~ons of Ordinance No 61-19, be, and the same ~s hereby
amended as follows
All the hereinafter described property 3s hereby re-
moved from the "R" Dwelling D~str~ct as shown on sa~d
map, and all prowslons of Parts II and III of Chapter
13, of the Code of Ord3nances of the C3ty of Denton,
Texas, as provided by Ordinance No 61-19, shall here-
after apply to sa~d property ~s "A-2" Dwelling D~str~ct
in the same manner as other property located in the "A-2"
Dwelling D3strlct,
All that certain lot, tract or parcel of land s~tuated
3n the C~ty and County of Denton, State of Texas, known
as C3ty Lots 1-13 of C~ty Block 187-19 and the eastern
140' of C3ty Lot 3 1 of C~ty Block 187-B being further
described as being a strip of land beg3nn3ng at Hummlng-
b~rd Lane and extending north along the eastern side of
Card3na~Dr~ve for approximately 1795 feet

~/ That the City Council of the C~ty of Denton, Texas, here-
'by f3nds that such change ~s ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and with reasonable cons~derat3on, among
other th3ngs, for the character of the dlstr3ct and for ~ts
peculiar suitability or particular uses, and w~th a view to
conserving the value of the bulld~ngs, protecting human lives
and encouraging the most appropriate uses of land for the max~-
mum b,enef~t to the C3ty of Denton and 3ts c3t~zens
SECTION III
That this ordinance shall be in full force and effect
immediately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~ty of Denton, Texas,
after g~vlng due notice thereof
