AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, 1961, AS SAME WAS ADOPTED AS A PART OF PARTS II AND III
OF CHAPTER 13 OF THE CODE OF ORDINANCES OF THE CITY OF DENTON,
TEXAS, BY ORDINANCE NO 61-19, AND AS SAME MAP APPLIES TO CER-
TAIN PROPERTY KNOWN AS CITY LOT 4-A, OF CITY BLOCK 276-E AS
SHOWN ON THE OFFICIAL CITY MAP OF THE CITY OF DENTON, TEXAS,
AND MORE PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
~ECTION I
That the Zoning Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordinances of the City of Denton, Texas, under pro-
ws~ons of Ordinance No 61-19, be, and the same is hereby
amended as follows
All the hereinafter described property ~s hereby removed
from the "R" - Dwelling D~strlct as shown on sa~d map, and
all prows~ons of Parts II and III of Chapter 13, of the
Code of Ordinances of the C~ty of Denton, Texas, as pro-
wded by Ordinance No 61-19, shall hereafter apply to
sa~d property as "LB" - Local Bus,ness D~strlct in the
same manner as other property located ~n the "LB" - Local
Bus~ness D~str~ct,
All that certain lot, tract or parcel of land s~tuated
~n the City and County of Denton, State of Texas, known
as C~ty Lot 4-A of City Block 276-E being further des-
cr~bed as being located at the southeast intersection of
Interstate 35E and Mayh~ll Road
SECTION II
That the City Council of the City of Denton, Texas, here-
by f~nds that such change ~s ~n accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and w~th reasonable consideration,
among other things, for the character of the d~str~ct and for
its peculiar suitability or particular uses, and with a v~ew to
conserving the value of the buildings, protecting human lives
and encouraging the most appropriate uses of land for the max-
lmum benefit to the C~ty of Denton and ~ts citizens
SECTION III
That th~s ordinance shall be in full force and effect
immediately after ~ts passage and approval, the required public
hearings hawng heretofore been held by the Planning and Zoning
Commission and the City Council of the C~ty of Denton, Texas,
after g~wng due notice thereof
