AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,
TEXAS, lg61, AS SAME WAS ADOPTED AS A PART OF PARTS II AND III
OF CHAPTER 13 OF THE CODE OF ORDINANCES OF THE CITY OF DENTON,
TEXAS, BY ORDINANCE NO 61-19, AND AS SAME MAP APPLIES TO CER-
TAIN PROPERTY KNOWN AS LOTS 4, 5, 6, 7, 8 AND 9 OF BLOCK 14 OF
ROYAL ACRES SUBDIVISION AS SHOWN ON THE OFFICIAL CITY MAP OF
THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED
HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordinances of the City of Denton, Texas, under pro-
visions of Ordinance No 61-19, be, and the same is hereby
amended as follows
All the hereinafter described property is hereby re-
moved from the "R" - Dwelling D~str~ct as shown on sa~d
map, and all prowsions of Parts II and III of Chapter
13 of the Code of Ordinances of the City of Denton,
Texas, as prowded by Ordinance No 61-19, shall here-
after apply to said property as "D" - Dwelling Distr~ct
in the same manner as other property located in the "D"
- Dwelling District,
All that certain lot, tract or parcel of land s~tuated
~n the City and County of Denton, State of Texas, known
as Lots 4, 5, 6, 7, 8 and 9 of Block 14 of Royal Acres
Subdivision Section III, an addition to the C~ty of
Denton~ ~n Denton County, Texas located on the north
side of Sun Valley Drive between Stuart Road and Herston
Road~ across from the new Junior H~gh School, and being
numbers 801-829 Stuart Road
SECTION II
That the C~ty Council of the City of Denton, Texas, here-
by finds that such change ~s ~n accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton, Texas, and w~th reasonable consideration, among
other things, for the character of the d~str~ct and for ~ts
peculiar suitability or particular uses, and with a v~ew to
conserwng the value of the buildings, protecting human l~ves
and encouraging the most appropriate uses of land for the max-
lmum benefit to the C~ty of Denton and ~ts c~t~zen$
SECTION III
That this ordinance shall be ~n full force and effect ~m-
mediately after its passage and approval~ the required public
hearings having heretofore been held by the Plannlng and Zoning
Commission and the Clt~ Council of the C~ty of Denton, Texas,
after giving due notice thereof
