INGANEFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS~ HEREBY oRDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordinances of the C~ty of Denton, Texas, under pro-
vzs~ons of Ordznance No 61-19, be, and the same zs hereby
amended as follows
All the heremnafter described property ~s hereby re-
moved from the "R" - Dwelling D~str~ct as shown on
said map, and all provzszons of Parts II and III of
Chapter 13 of the Code of Ordinances of the C~ty of
Denton, Texas, as provided by Ordznance No 61-19,
shall hereafter apply to sa~d property as "LB"- Local
Bus,ness D~str~ct in the same manner as other property
located ~n the "LB" - Local Busmness Dzstrzct,
All that certain lot or parcel of land s~tuated in
the Eugene Puchalskm Survey, Abstract 996, zn the
Cmty andCounty of Denton, Texas~ located at the
northeast corner of McCormzck Street and Greenlee
Street, mntended to be the same lot conveyed by
W A Moore to C A Fowler on September 16, 1966,
recorded mn Volume 546, Page 401, Deed Records of
samd County and bemng more partzcularly descrzbed
as follows
BEGINNING at a steel pmn at the back of a concrete
curb at the northeast corner of sa~d Fowler lot on
the east lmne of McCormack Street,
THENCE east wmth the north lzne of sa~d Fowler lot
230 5 feet for corner,
THENCE south 196 4 feet for corner mn the m~ddle of
Greenlee Street,
THENCE west wzth the mzddle of Greenlee Street 141 54
feet for corner on the northeast r~ght-of-way of Un.ted
States Highway 35E,
THENCE northwesterly wlth sa~d r~ght-of-way 126 0 feet
to the steel pln at the back of said concrete curb on

~hat the C1ty Council of the City of Denton, Texas, here-
by fznds that such change zs ~n accordance wzth a comprehensive
plan for the purpose of promotzng the general welfare of the
Czty of Denton, Texas and with reasonable consideration, among
other thzngs, for the character of the d~strlct and zor ~ts
peculzar sultab~lzty or particular uses~ and wzth a view to
conserving the value of the buildings, protectzng human lives,
and encouragzng the most appropriate uses of land lor the
maxzmum benefzt to the Czty of Denton and ~ts czt~zens
SECTION III.
That =hzs ordmnance shall be zn full force and effect
zmmediately after zts passage and approval, the requzred
public hearings havzng heretofore been held by the Planning
and Zoning Commzsslon and the Czty Counczl of the Czty of
Denton, Texas, after gzvzng due notzce thereof
