1970-051AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF DENTON,TEXAS,
1969, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE OF ORDINANCES
OF THE CITY OF DENTON, TEXAS, BY ORDINANCE NO 69-1, AND AS SAID
MAP APPLIES TO CERTAIN PROPERTY WITHIN THE MEADOW OAKS ADDITION TO
THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY DESCRIBED THEREIN,
AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, adopted
January 14, 1969, as an Appendax to the Code of Ordanances of
the Caty of Denton, Texas, under provasaons of Ordanance No 69-01
be, and the same as hereby amended as follows
All the hereanafter descrabed property as hereby re-
moved from the "SF-7" Sangle Famaly Dastrlct as shown
on sald Zoning Map, and all provasaons of Ordanance
eNo 69-01, adopted the 14th day of January, 1969, as
amended, shall hereafter apply to saad property as
"2F" Two Famlly Dwelllng Dastract in the same manner
as other property located an the "2F" Dastract to wit
S~tuated an the Clty and County of Denton,
State of Texas, and descrabed as follows
BEGINNING at a point an the antersectaon of
the south right of way line of Lattamore Street
and the east raght of way lane of Mulkey Lane,
THENCE east along south raght of way lane
of Lattlmore Street a distance of 100 00
feet to a poant for a corner,
THENCE south parallel wath and 100' east
of, Mulkey Lane a distance of 281 86 feet
to a point for a corner,
THENCE south o5012'06'' west a dastance of
290 63 feet to a poant for a corner,
THENCE south 12000'00'' west a distance of
175 0 feet to a point for a corner,
THENCE south 15027'00'' west a distance of
418 69 feet to a point for a corner,
THENCE north 89000' east along north raght of
way line of Meadow Oak Drave a distance of
530 17 feet to a point for a curve to the raght,
sald curve havang a curve data of Delta = 22°17'16''
R = 396 06 feet, L = 153 98 feet, T = 78 06 feet,
THENCE easterly along saad curve to the r~ght
a distance of 9 83 feet, said curve havlng a
curve data of Delta = 22°17'16", R ~ 396 06

THENCE south a d~stance of 149 20 feet to a point
for a corner,
THENCE westerly along the south boundary of sa~d
Meadow Oaks Addition also belng along the north
boundary l~ne of the Mulkey Addition, a d~stance
of 695 88 feet to a point in the east r~ght of
way llne of Mulkey Lane,
THENCE northerly along the east r~ght of way line
of Mulkey Lane a d~stance of approximately 1,247 09
feet to the place of beglnnlng and containing 5 08
acres, more or less
SECTION II
That the C~ty Council of the C~ty of Denton, Texas, hereby
f~nds that such change is ~n accordance with a comprehensive
plan for the p~rposes of promoting the general welfare of the
C~ty of Denton, Texas, and with reasonable consideration, among
other th~ngs, for the character of the dlstr~ct and for its
pecullar suitability or partlcular uses, and w~th a v~ew to
conserving the value of the bulld~ngs, protecting human lives, and
encouraging the most appropriate uses of land for the maximum
benefit to the C~ty of Denton and ~ts c~tlzens
SECTION III
That this ordinance shall be ~n full force and effect lm-
mediately after ~ts passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the C~ty Council of the C~t¥ of Denton, Texas,
after g~ving due notice thereof
