AN ORDINANCE ANNEXING A TRACT OF LAND CONTIGUOUS AND ADJACENT
TO THE CITY OF DENTON, TEXAS, BEING ALL THAT LOT, TRACT OR PAR-
CEL OF LAND CONSISTING OF 11 80 ACREq LYING AND BEING SITUATED
IN THE COUNTY OF DENTON, STATE OF TEXAS AND BFING IN THF A WHITE
SURVEY, ABSTRACT NO 1406, DENTON COUNTY, TEXAS, CLASSIFYING THE
SAME AS "C" COMMERCIAL DISTRICT PROPERTY, AND DECLAPING AN EFFEC-
TIVE DATE
WHEREAS, the request for annexation was introduced at a
regular meeting of the C~ty Council of the C~ty of Denton, Texas,
on the petition of Juanlta Wyche, and others, and
WHEREAS, an opportunity was afforded, at a public hearing
held for that purpose on May 26, 1970, for all ~nterested persons
to state their v~ews and present evidence bearing upon the annexa-
tion provided by thls ordinance, and
WHEREAS, th~s ordinance has been published in full at least
one tlme in the official newspaper of the C~ty of Denton, Texas,
prior to ~ts effective date, and after the pub llc hearing,
NOW THEREFORE, THE cOUNCIL OF THE CITY OF DFNTON, TEXAS,
HEREBY ORDAINS
SECTION I
That the hereinafter descrlbed tract of land be and the
same is hereby annexed to the C~ty of Denton, Texas, and the same
is made hereby a part of sa~d City and the land and any present
and future ~nhab~tants thereof shall be entitled to all the r~qhts
and pr~vlleges of other citizens of said Clty and shall be bound
by the acts and ordinances of sa~d C~ty now in effect or which may
hereafter be enacted and the property situated thereln shall be
s~b]ect to and shall bear its pro-rata part of the taxes levied by
the C~ty The tract of land hereby annexed is described as follows,

All that certain lot, tract or parcel of land lying and being
sltuated in the City and County of Denton, ~tate of Texas,
being a part of a 17 885 acre tract conveyed by Alfred F
Sellmeyer to C D Wyche by deed dated May 8, 1969, and re-
corded ~n volume 584, Page 511 of the Deed Records of Denton
County, Texas, and being more particularly described as
follows
BEGINNING at a polnt in the south boundary line of sa~d
17 885 acre tract of land out of the A White Survey,
Abstract No 1406, of Denton County, Texas, sa~d point
being 500 feet east of the centerllne of Interstate Hlgh-
way 35, and 949 5 feet, more or less, south of the center-
llne of U S Highway 77, and also being in the present
clty l~m~ts llne,
THENCE north 2° 57' west wlth the city llm~ts line parallel
to and 500 feet east of the centerl~ne of Interstate H~gh-
way 35, a distance of 435 8 feet, more or less, to a polnt
for a corner,
THENCE north 0° 44' west, still wlth said city llmlts line
parallel to and 500 feet east of the centerllne of I H 35,
a distance of 443 feet, more or less, to a point ~n the
north boundary line of said wyche tract for a corner,
THENCE south 58° 27' east w~th sald north property llne of
the Wyche tract, same belng the south right of way l~ne of
U S H~ghway 77 a d~stance of 846 feet to a point for a
corner in the northeast corner of the said 17 885 acre
tract,
THENCE south 0° 29' west, w~th the east boundarv of sald
17 885 acre tract, a d~stance of 448 81 feet to a point for
a corner ~n the southeast corner of sa~d tract,
THENCE north 88° 47' west w~th the south boundary l~ne of
sa~d 17 885 acre tract a d~stance of 702 12 feet, more or
less, to the point of beginning and containing 11 80 acres
of land, more or less
SECTION II
The above described property is hereby classified as "C"
Commercial D~str~ct Property and shall so appear on the official
zoning map of the C~ty of Denton, which map ~s hereby amended
accordingly
SECTION III
This ordinance shall be effectlve ~mmedlatelv upon its
passage
