T£×AS, 196g, AS SAME WAS ADOPTED AS AN APPENDIX TO THE CODE
OF ORDINANCES OF THE CITY OF DENTON, TE×AS, BY ORDINANCE NO
69-1, AND AS SAID MAP APPLIES TO CERTAIN PROPERTY KNOWN AS
CITY LOT 8 1 OF CITY BLOCK 416/A AS SHOWN ON THE OFFICIAL
TAX MAP OF THE CITY OF DENTON, TEXAS, AND MORE PARTICULARLY
DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the Ctiy of Denton, Texas, adopt-
ed January 14, 1969, as an Appendix to the Code of Ordinances
of the City of Denton, Texas, under provisions of Ordinance
No 69-I be, and the same ~s hereby amended as follows
All the hereinafter described property ~s hereby
removed from the "SF" - Single Family D~strlct as
shown on sa~d Zoning Map, and all prowsions of
Ordinance No 69-1 adopted the 14th day of January,
1969 as amended, shall hereafter apply to sa~d
property as "D" - Duplex Distrlct in the same man-
ner as other property located ~n the "D" - Duplex
District,
All that certain lot, tract or parcel of land s~t-
uated in the City and County of Denton, State of
Texas, known as C~ty Lot 8 1 of C~ty Block 416/A
as shown this date on the Tax Map of the City of
Denton, being located on the east side of the
2300 Block of Bolivar Street
SECTION III
That the City Council of the City of Denton, Texas, here-
by finds that such change is in accordance with a comprehensive
plan for the purpose of promoting the general welfare of the
City of Denton, Texas, and with reasonable cons4deration,
among other things, for the character of the distr4ct and for
its peculiar suitab41~ty or particular uses, and with a view
to conserving the value of the buildings, protecting human
lives, and encouraging the most appropriate uses of land for
the maximum benefit to the City of Denton and its c~t~zens
SECTION III
That this ordinance shall be in full force and effect
~mmediately after its passage and approval, the required
public hearings having heretofore been held by the Planning
and Zoning Commission and the City Council of the C~ty~
Denton, Texas, after giving due notice thereof
