OF DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS
A PART OF PARTS II AND III OF CHAPTER 13 OF THE
CODE OF ORDINANCES OF THE CITY OF DENTON~ TEXAS~
BY ORDINANCE NO 61-19~ AND AS SAME MAP APPLIES
TO CERTAIN PROPERTY KNOWN AS CITY LOTS 8 AND 9
AND 28 THRU 30 OF CITY BLOCK 496 AS SHOWN ON THE
OFFICIAL CITY MAP OF THE CITY OF DENTON, TEXAS, A~D
MORE PARTICULARLY DESCP~IBED HEREIN, AND DECLARING
AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS~ HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton~ Texas~ 1961~
adopted as a Part of Parts II and III of Chapter 13~ of the
Code of Ordinances of the C~ty of Denton~ Texas~ under pro-
visions of Ordinance No 61-19~ and the same ~s hereby amended
as follows
Ail the hereinafter described property ~s hereby removed
from the "D" - Duplex Dwelling D~str~ct as shown on sa~d
map~ and all provisions of Parts II and III of Chapter
13 of the Code of Ordinances of the C~ty of Denton~ Texas~
as provided by Ordinance No 61-19~ shall hereafter apply
to sa~d property as "A-2" Dwelling D~str~ct ~n the same
manner as other property located in the "A-2" Dwelling
District,
All that certain lot~ tract or parcel of land situated
in the C~ty and County of Denton~ Texas~ known as C~ty
Lots 8 and 9 and 28 thru 30 of C~ty Block 496 further
described as the property lying between Ponder and
Fulton Streets approximately 100' south of Congress
Street and also being the same property which was
granted a conditional use permit for use as a Medical
Clinic
SECTION II.
That the C~ty Council of the C~ty of Denton~ Texas~ hereby
f~nds that such change ~s ~n accordance w~th a comprehensive
plan for the purpose of promoting the general welfare of the
C~ty of Denton~ Texas~ and w~th reasonable consideration,
among other th~ngs~ for the character of the d~str~ct and for
~ts peculiar suitability or particular uses~ and w~th a v~ew
to conserving the value of the bu~ld~ngs~ protecting human
l~ves~ and encouraging the most appropriate uses of land for
the ~ax~mum benefit to the C~ty of Denton~ Texas~ and ~ts
cltlzens
That th~s ordinance shall be ~n full force and ef£eet
· r~edLately after ~ts passage and approval~ the required
public hearings havLng heretofore been held by the Planning
and Zoning Co~lss~on and the C~ty Council of the C~ty of
Denton~ Texas~ after g~v~ng due not,ce thereof
