AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY
OF DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS
A PART OF PARTS II AND III OF CHAPTER 13 OF THE
'CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS,
BY ORDINANCE NO 61-19, AND AS SAME MAP APPLIES
TO CERTAIN PROPERTY KNOWN AS CITY LOTS 1 AND 2
OF CITY BLOCK 349 AS SHOWN ON THE OFFICIAL CITY
MAP OF THE CITY OF DENTON, TEXAS~ AND MORE PARTI-
CULARLY DESCRIBED HEREIN, AND DECLARING AN EFFEC-
, TIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordinances of the C~ty of Denton, Texas, under pro-
visions of Ordinance No. 61-19, and the same zs hereby amend-
ed as follows
All the hereznafter described property is hereby removed
from the "R" - Dwelling Dlstr~ct as shown on sa~d map,
and all prov~szons of Parts II and III of Chapter 13 of
the Code of Ordmnances of the Czty of D~ton, Texas, as
provzded by Ordlnance No 61-19, shall hereafter apply
to said property as "LB" - Local Business District in
the same manner as other property located ~n the "LB" -
Local Bus~ness D~strzct,
Ail that certain lot, tract or parcel of land situated
zn the C~ty and County of Denton, Texas, known as C~ty
Lots 1 and 2 of C~ty Block 349 being located on the
south szde of Greenlee at Interstate 35E access and
McCormzck Street in the C1ty and County of Denton, Texas
SECTION II
That the City Council of the Czty of Denton, Texas,
here~y finds that such change zs in accordance w~th a comp-
rehe~slve plan for the purpose of promotzng the general wel-
fare of the City of Denton, Texas, and w~th reasonable con-
slderatlon, among other things, for the character of the
district and for ~ts peculiar suztabllmty or partzcular uses,
and w~th a view to conserving the value of the bulldzngs,
protecting human lives, and encouraging the most appropriate
uses of land for the maximum benefit to the Czty of Denton
and ~ts citizens
SECTION III
That this ordinance shall be in full force and effect
immediately after its passage and approval, the required
public hearings having heretofore been held by the Planning
and Zoning Commission and the City Council of the City of
Denton, Texas, after giving due notice thereof
