1967-015 AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY
OF DENTON, TEXAS 1961, AS SAME WAS ADOPTED AS A
PART OF PARTS II AND III OF CHAPTER 13 OF THE
CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS,
BY ORDINANCE NO 61-19, AND AS SAME MAP APPLIES
TO PROPERTY SITUHTED ~ THE SOUTH EDGE OF THE
SOUTHRIDGE ADDITION ADJACENT TO 35E ACCESS ROAD,
AND MORE PARTICULARLY DESCRIBED HEREIN, AND DE-
CLARING AN EFFECTIVE DATE
'THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I
That the Zoning Map of the C~ty of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordznances of the Caty of Denton, Texas, under pro-
v~saons of Ordanance No 61-19, and the same as hereby amended
as follows
All the hereanafter descrmbed property as hereby removed
from the "LB" - Local Busaness and "A-2" - Dwellang
Dastrmct as shown on saad map, and all provas~ons of
Parts II and III of Chapter 13 of the Code of Ordinances
of the Cmty of Denton, Texas, as provaded by Ordznance
No 61-19, shall hereafter apply to samd property as
"LR" - Local Retail Dzstrmct an the same manner as other
property located an the "LR" - Local Retaal Dastrict,
All that certazn lot, tract or parcel of land satuated
mn the C~ty and County of Denton, Texas, known as Czty
Blocks 2001 and 2002 of the plat records on fale an the
C~ty of Denton Tax Assessors Offzce, contaanang approxi-
mately 6 8 acres of land ~n City Block 2001 and 8 3 acres
of land ~n Cmty Block 2002
SECTION II~
That the Cmty Counczl of the C~ty of Denton, Texas hereby
fands that such change ms in accordance wath a comprehenszve
plan for the purpose of promoting the general welfare of the
Caty of Denton, Texas, and with reasonable cons~deratzon,
among other t~mngs, for the character of the dastract and for
· ts peculzar sumtaballty or particular uses, and wzth a vzew
to conservzng the value of the bualdangs, protectzng human
l~ves, and encouragang the most approprzate uses of land for
the mmxmmum bemef~t to the C~ty of Denton and zts c~tazens

That thls ordznance shall be in full force and effect
~mmediately after mrs passage and approval, the required
public hearzngs hav~ng heretofore been held by the Planning
and Zoning Comm~sszon and the C~ty Council of the City of
Denton, Texas, after g~v~ng due notice thereof
