1967-009 AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY
OF DENTON, TEXAS 1961, AS SAME WAS ADOPTED AS A
PART OF PARTS II AND III OF CHAPTER 13 OF THE
CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS,
BY ORDINANCE NO 61-19, AND AS SAME MAP APPLIES
TO PROPERTY SITUATED AT THE SOUTHEAST CORNER OF
35E AND TEASLEY LANE, AND MORE PARTICULARLY
DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTONm TEXA~, HEREBY ORDAINS
SECTION I
That the Zoning Map of the C~ty of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordinances of the City of Denton, Texas, under pro-
VlSmOns of Ordinance No 61-19, and the same xs hereby amended
as follows
All the herexnafter descrxbed property is hereby removed
from the "R" - Dwelling Dmstrmct as shown on said map,
and all provmsmons of Parts II and III of Chapter 13 of
the Code of Ordinances of the Cmty of Denton, Texas, as
provmded by Ordmnance No 61-19, shall hereafter apply
to said property as "LB" - Local Busmness Dmstrmct mn
the same manner as other property located mn the "LB"-
Local Busxness Dmstrlct,
All that certamn property s~tuated mn the Cmty and
County of Denton, Texas, bemng out of the S C Hmram
Survey, Abstract No 616, Denton County, Texas, and
bemng described as follows
BEGINNING at the intersectmon of the south rmght-of-way
of U S 35E and the east rmght-of-way of State F M
2181 (Teasley Lane),
THENCE north 87 degrees 16 mmnutes east along the south
rmght-of-way of Hmghway 35E, 170 feet to a point for a
corner,
THENCE south 75 degrees, 28 m~nutes east along said
south right-of-way line 281 8 feet to a pomnt for a
corner,
THENCE south 100 feet to a point for a corner

That the City Councml of the Cmty of Denton, Texas, here-
by finds that such change ms mn accordance wmth a comprehensmve
plan for the purpose of promotmng the general welfare of the
City of Denton, Texas, and with reasonable consmderatlon, among
other things, for the character of the dlstrmct and for mts
peculmar sumtabllmty or particular uses, and with a vmew to
conservmng the value of the bumldmngs, protectmng human lives,
and encouragmng the most appropriate uses of land for the
maxmmum benefit to the City of Denton and its cltmzens
SECTION III
That this ordinance shall be mn full force and effect
mmmedmately after 1ts passage and approval, the requmred
public hearings havmng heretofore been held by the Planning
and Zonmng Commmsslon and the Cmty Councml of the City of
Denton, after glvmng due notice thereof
