A~ ORDINANCE AMENDING THE ZONING MAP OF THE CItY
0F DENTON~ TEXAS, 1961 AS SAME WAS ADOPTED AS A
PART OF PARTS II AND III OF CHAPTER 13 OF THE
CODE OF ORDINANCES OF THE CITY OF DENTON, TEXAS,
BY ORDINANCE NO. 61-19, AND AS SAME MAP APPLIES
TO LOT 5B IN BLOCK 285 TO THE CITY OF DENTON~
TEXAS, AND MORE PARTICULARLY DESCRIBED HEREIN,
AND DECLARING ANEFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON, TEXAS HEREBY ORDAINS
SECTION ,I.
That the Zonmng Map of the Cmty of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13, of the
Code of Ordinances of the Cmty of Denton, Texas, under the
provmsmons of Ordmnance No. 61-19, be, and the same ms hereby
amended as follows
Ail of the heremnafter p~cperty~descrmbed as Tract I is
hereby removed from the "R" - Dwellmng D~strmct as shown
on samd map, and all provlsmons of Parts II and III of
Chapter 13 of the Code of Ordmnanees of the Cmty of
Denton, Texas, as provmded by Ordmnance No. 61-19, shall
hereafter apply to samd property as "LB" - Local Busmness
Dmstrmct and all the property descrmbed as Tract II shall
hereafter apply as "A-2" - Dwellmng Dmstrmct mn the
ssame manner as other property located mn the~

Ail that certamn property smtuated mn the Cmty and County
of Denton, Texas, being part of Cmty Lot No. 5B, Cmty
Block 285, (located south of Interstate Hmghway 35E
south, ad3acent to and west of the State School Road),
known as Block E, Brmerclmff Addmtmon to the Cmty of
Denton, Texas.
TRACT II.
Block D of the Brmerelmff Addmtmon to the Cmty of Denton,
Texas, (owned by T L Carruthers).

That the Czty Coun~ml of the Cmty of Denton, Texas, here-
by fznds that such change ms mn accordance wmth a comprehensmve
plan for the purpose of promotmng the general welfare of the
Cmty of Denton, Texas, and wmth reasonable consmderatmon, among
other tmngs, for the character of the dmstrmct and for mts
peculmar sumtabmlmty or partmcular uses, and wmth a vmew to
conservmng the value of the bumldmngs, protectmng human lmves,
and enoouragmng the most approprmate use of land for the maxm-
mum benefmt to the Cmty of DenOn and mts cmtmzens
SECTION III.
That this ordinance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the Czty Council of the Czty of Denton, after
giving due notzce thereof.
