1966-014 AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF
DENTON, TEXAS, 1961, AS SAME NAS ADOPTED AS A PART
OF PARTS II AND III OF CHAPTER 13 OF THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDIN-
aNCE NO. 61-19, AND AS SAID MAP APPLIES TO CERTAIN
PROPERTY SITUATED IN THE EMILY FRY ADDITION TO THE
CITY OF DENTON, TEXAS, THE SAME BEING PART OF A
1.824 ACRE TRACT OUT OF ~HE A. HILL SURVEY, ABSTRACT
NO. 623, IN THE COUNTY OF DENTON, TEXAS, AND MORE
PARTICULARLY DESCRIBED HEREIN, AND DECLARING AN
EFFECTIVE DATE
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY ORDAINS
SECTION I.
That the Zoning Map of the City of Denton, TExas, 1961,
adop%ed as a Part of Parts II and III of Chapter 13 of the
Code of Ordinances of the Clty of Denton, Texas, under the
prov~,s~ons of OrdInance No 61-19, be, and the same ~s hereby
amended as follows
Ail of the hereinafter described property ~s hereby re-
moved from the "R" - Dwelllng Dlstrzct as shown on sa~d
Map, and all prov~slons of Parts II and III of Chapter
13 of the Code of Ordmnances of the City of Denton, T&xas,
as provided by Ordinance No. 61-19, shall hereafter apply
to sa~d property as "LB" - Local Bus~ness D~strlct ~n the
same manner as other property s~tuated ~n the "LB" -
Local Bus,ness Dlstr~ct,
All that certazn tract or parcel of land situated in the
A H~ll Survey, Abstract No 623, bezng the South 183 4
feet of Lot 3 and Lot 4 of Block 1 of the Emzly Fry
Addztlon to the City of Denton, Texas, same bezng further
described as all of that portzon of C~ty Lot 3, Czty Block
234 not heretofore zoned "LB" - Local Buslness, being
located South of Smith Street and East of Dallas Drzve
SECTION II.
That the C~ty Council of the C~ty of Denton, Texas, here-
by finds that such change is ~n accordance w~th a comprehenslve
plan for the purpose of promoting the general welfare of the
City of Denton, T xas, and with reasonable considerations,
amon~hother things, for the character of the d~str~ct and for
1ts peculiar suitability or particular uses, and with a view
tu cgnservxng the value of the buildings, protecting human
lives, and encouraging the most appropriate uses of land for
the ~ax~mum benefit to the C~ty of Denton and ~ts =ltlzens

That thzs ordznance shall be zn full force and effect
zmmedlately after its passage and approval, the required public
hearings hav~ng heretofore beennheld by the Planning and
Zoning Commission and the C~ty Councml of the Czty of Denton,
Texas, after g~vzng due notmce thereof
