THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY
ORDAINS
SECTION I.
That the Zonlng Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13 of the
Code of Ordinances of the City of Denton, Texas, under the
provzszons of Ordxnance No. 61-19, be, and the same Ks here-
by amended as follows
Ail of the hereinafter descrlbed property is hereby re-
moved from the "R" - Dwelling D~str~ct as shown on samd
map, and all provxs~ons of Parts II and III of Chapter
13 of the Code of Ordxnances of the Cmty of Denton,
Texas, as provmded by Ordxnance No 61-19, shall here-
after apply ~o sald property as "LB" - Local Business
D~strict in the same manner as other property smtuated
mn the"~B" - Local Busmness District
All that certamn tract or parcel of land s~tuated ~n
the Francis Batson Survey, Abstract No. 43, mn the
Cmty and County of Denton, Texas, lymng North of
Hxghway 24 and West of Interstate Highway 35 at their
mntersectmon, bexng now owned by Robert A Nmchots,
Cynthma Nichols Memormal Trust of the Fmrst Baptmst
Church, W B. Ru~mel, J. Truman Ford, et al, and Gulf
Oll Corporatmon, and bemng more partmcularly descrmbed
as follows
BEGINNING at the ~ntersectmon of the North rmght-o~-way
of State Highway 24 with the East rmght-of-way of the
Santa Fe RailrOad&
THENCE North 21° 35' West wmth sald Railroad right-of-

of-way 485.34 feet to the place of beginning, contain-
lng in all 39.5 acres of land.
SECTION II.
That the City Council of the C~ty of Denton, Texas here-
by finds that such changes are ~n accordance with a compre-
hensive plan for the purpose of promoting the general welfare
of the City of Denton, Texas, and with reasonable considerations,
among other things, for the character of the d~str~ct and for
~ts peculiar suitability or particular uses, and w~th a v~ew
to conserving the value of the buildings, protecting human
lives, and encouraging the most approprlate uses of land for
the maximum benefit to the City of Denton and ~ts citizens
SECTION III..
That this ordinance shall be in full force and effect
~mmedlately after its passage and approval, the required public
hearings having heretofore been held by the Planning and Zoning
Commission and the City Council of the City of Denton, Texas,
after g~vlng due notice thereof
