1966-008 AN ORDINANCE AMENDING THE ZONING MAP OF THE CITY OF
DENTON, TEXAS, 1961, AS SAME WAS ADOPTED AS A PART
OF PARTS II AND III OF CHAPTER 13 OF THE CODE OF
ORDINANCES OF THE CITY OF DENTON, TEXAS, BY ORDINANCE
NO. 61-19, AND ~ ~AID MAP APPLIES TO CERTAIN PROP-
ERTY KNOWN AS CITY LOT 18, OF CITY BLOCK 4049 A AS
SHOWN ON THE OFFICIAL CITY MAP OF THE CITY OF DENTON,
TEXAS, MORE PARTICULARLY DESCRIBED HEREIN, PROVIDING
CERTAIN CONDITIONS AND RESTRICTIONS, AND DECLARING
AND EFFECTIVE DATE.
THE COUNCIL OF THE CITY OF DENTON, TEXAS, HEREBY
ORDAINS
SECTION I.
That the Zoning Map of the City of Denton, Texas, 1961,
adopted as a Part of Parts II and III of Chapter 13 of the
Code of Ordinances of the City of Denton, Texas, under the
provisions of Ordinance No. 61-19 be, and the same is hereb~
amended as follows
All of the hereinafter described property is hereby re-
moved from the "R" - Dwelling District as shown on sald
map, and all provisions of Parts II and III of Chapter
13 of the Code of Ordinances of the City of Denton,
Texas, as provided by Ordinance No. 61-19, shall here-
after apply to said property as "A-2" - Dwelling District
· n the same manner as other property located in the "A-2"
Dwelling District provided, however, as a condlt~on to
the enactment of this Ordinance, the only construction
that will be permitted on the below described property
will be for Medical Clinics and Medical Facilities, and
no other construction or use of any kind shall be per-
mitted, and no Certificate of Occupancy will be issued
for any other use untll this Ordinance is repealed, and
the validity of this entire Ordinance depends and is
based upon the validity of these conditions, such con-
dltlons being a reasonable exercise of the Police Powers
and Zoning Powers of the City of Denton, Texas, sa~d
property being described as
C~ty Lot 18 of Clty Block 4049 A, as shown on the
official C~ty Map of the C~ty of Denton, Texas, main-
tain · n the Tax Assessor - Collectors Office ~n the
Municipal Bulldlng, Denton, Texas, said property be-
ing located on the East side of Malone Street, running
North 107 61 feet, 312.5 feet across the North side,
and being situated on the North side of Crescent and
Cordell Streets as extended, the same being located
· n tbs City and County of Denton, Texas.
SECTION I~,.
That the C~ty Council of the C~ty of Denton, Texas, here-
by finds that such change and condition is ~n accordance with
a comprehensive plan for the purpose of promoting the general
welfare of the C~ty of Denton, and with the reasonable consid-
erationsw among other things, for the character of the dlstrzct
and for ~ts peculiar suitability or particular uses, and w~th
a vlew to conserving the value of buildings, protecting human
lives, maintaining safe traffic conditions, and encouraging
the most approprIate uses of land for the maximum benefit to
the City of Denton and 1ts c~tlzens
SECTION III.
That this Ordznance shall be ~n full force and effect
~mmedlately after ~ts passage and approval, the required
public hearings having heretofore be held by the Planning and
Zonlng Co~anl~ss~on and the C~ty Council, after giving due notice
thereof.
