OF DENTON, TEXAS, 1961, AS sAME WAS ADOPTED AS A
PART OF PARTS II AND III OF cHAPTER 13 OF THE CODE
OF ORDINANCES OF THE cITY OF DENTON, TEXAS, BY
IoRDINANCE NO. 61-19, AND AS SAID MAP APPLIES TO
CITY LOT 4 AND cITY LOT 4ol OF CITY BLOCK 448 AS
SHOWN ON THE OFFICIAL CITY MAP OF THE CITY OF DEN-
TON, TEXAS, AND LOCATED AT THE NORTHWEST CORNER OF
SUNSET AND ANNA STREETS, AND MoRE PARTICULARLY
'DESCRIBED HEREIN, AND DECLARING AN EFFECTIVE DATE
THE COUNCIL OF THE cITY OF DENTON, TEXAS, HEREBY
oRDAINS
SECTION I.
That the Zoning Map of the City of Denton, TexaS~ 1961,
adopted as a Part of Parts II and III of Chapter 13 of the
Code of Ordinances of the City of Denton, TexaS, under the
provaslons of Ordznance No. 61-19, be, and the same is hereby
amended as follows
All of the hereanafter described property is hereby re-
moved from the "R" - Dwellzng District as shown on said
map, and all provisions of parts II and III of chapter 13
of the Code of Ordinances of the City of Denton, TexaS,
as provided by Ordanance No. 61-19, shall hereafter
apply to said property as "LR" - Local Retail Dastrlct
in the same manner as other property located in the "LR"
- Local Retail Distract
All that certain tract or parcel of land an the Caty and
County of Denton, TexaS, known as City Lots 4 and 4.1 of
Caty Block 448 as shown on the official City Map of the
City of Denton, Texas, located on the North sade of Sun-
set Street between Anna Street on the East and Beaumont
Street on the West.

That the City Council of the City of Denton, TexaS,
by lands that such changes are an accordance with a comprehens-
ive plan for the purpose of promoting the general welfare of
the Caty of Denton, TexaS, and with reasonable conslderatzons,
among other th~ngs, for the character of the district and for
1ts peculaar sultab~laty or partzcular uses, and with a view

to conserving the value of the buildings, protecting human
lives, and encouraging the moSt appropriate uses of land for
the maximum benefit to the City of Denton and its citizenS-
SECTION III.
That this ordinance shall be in full force and effect
immediately after its passage and approval, the required public
hearings having heretofore been held by the planning and Zoning
CommiSsion and the C~ty Council of the City of Denton, Texas,
after giving due notice thereof-~
